RIGHT OF WAY AGENT** **(Hybrid - La Crosse, WI)** **_Hiring Salary Range:_** **_$_** **84,500.00 - 126,800.00** _Compensation is determined by a combination of factors, including but not limited to education, work experience, and certifications. The actual offer may vary, reflecting the candidate's unique blend of experience, educational background, and skill level._ The Sr. Right of Way Agent is responsible for managing and securing land rights necessary for the construction, operation, and maintenance of utility infrastructure. This role involves negotiating with landowners, preparing legal documents, and ensuring compliance with relevant regulations and company policies. Additionally, the agent coordinates with internal departments and external stakeholders to facilitate project timelines and resolve any issues related to land access. Effective communication and problem-solving skills are essential to successfully navigate the complexities of land acquisition and maintain positive relationships with property owners. **The Impact You'll Make In This Role:** **ESSENTIAL JOB FUNCTIONS** **:** 1. Engage in negotiations with landowners to secure necessary land rights, easements, and agreements for utility projects. 2. Draft and review legal documents, including easements, permits, contracts, and other agreements. 3. Ensure all land acquisition activities comply with federal, state, and local regulations, as well as company policies. 4. Conduct thorough title research and due diligence to verify property ownership and resolve any title issues. 5. Collaborate with project managers, engineers, and other internal departments to align land acquisition activities with project timelines and objectives. 6. Maintain clear and effective communication with landowners, government agencies, and other external stakeholders to facilitate smooth project execution. 7. Address and resolve any disputes or issues that arise during the land acquisition process, working to find mutually agreeable solutions. 8. Develop and manage budgets related to land acquisition activities, ensuring cost-effective solutions and tracking expenditures. 9. Maintain accurate and organized records of all transactions, negotiations, and agreements related to land acquisition. 10. Conduct site visits and inspections to assess property conditions and ensure compliance with agreements. 11. Provide guidance, training, and mentorship to junior right of way agents and other team members to enhance their skills and knowledge. 12. Other duties as assigned. **MINIMUM QUALIFICATIONS** : Education & Experience: Bachelor of Science Degree is required in a real estate related field such as Land Use, Planning, Civil engineering, Surveying or Agricultural Management plus a minimum of eight (8) years’ experience in right of way (real estate) work, or meets the qualifications for Right-of-Way Agent II at Dairyland Power and has worked successfully in that position at Dairyland for a minimum of five (5) years. Skills: + Strong verbal, written and interpersonal communication skills, with the ability to interface effectively with diverse groups of people + Analytical, problem solving and negotiation skills + Working knowledge of engineering design drawings and aerial maps + Knowledge of legal requirements and appraisal functions pertaining to right of way acquisition + Organization skills and the ability to prioritize tasks + Experience with Microsoft Office Suite + Ability to adapt to changing conditions and priorities + Financial aptitude + Proficient in all safety rules, practices, and procedures Licenses and Certifications: Senior Registration in International Right of Way Association. Valid Driver’s License. Possess State of Wisconsin Real Estate Salesperson License or reciprocal state; (must be able to attain such license within six months of date of hire). Appraisal licensing helpful but not required. Physical Demands: Ability to sit, stand, walk over uneven terrain, crouch/stoop, bend, and reach and stretch. Reading and verbal/written language skills required. Math ability to establish land size, production capacity, etc. Operate computers, office machines and tape measure wheel. Environmental Demands: Frequently work in all weather conditions. May involve some exposure to fumes or dust. Other Job Characteristics: Position is primarily self-directed, with both routine and variable tasks. Must be a team player and be prepared for work that can be fast paced and high pressure. May include over-night travel throughout the service area. Ability to work under minimal supervision. Frequent external contacts.
