Management:
- Supervises and directs maintenance staff across various shift schedules and monitors performance of their assigned responsibilities.
- Oversees the performance for all maintenance departmental service requests, ensuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience to the tenants.
- Checks malfunctioning equipment and ascertains corrective action required to restore to satisfactory operating condition.
- Provides leadership and insight to the teams with diagnosing issues.
- Works in lock step with the Chief Engineer to ensure all deliverables are accomplished efficiently and on time.
Training:
- Provides training and supervision aimed at expanding the capabilities of the operations staff.
- Specific duties include: demonstrating the proper use and care of tools and instruments, giving hands on instruction in basic maintenance/safety/troubleshooting procedures, recommending relevant outside engineering courses for enrollment, and instilling an overall level of professionalism in manner and appearance.
Safety:
- Supervises and implements the preventative maintenance program. Specific duties include and are not limited to: scheduling of preventative maintenance with a minimum disruption of building services, performing and/or delegating preventative maintenance tasks by ensuring the appropriate team is assigned, orders parts and equipment required for repair, maintenance and installation of new equipment and facilities, and maintains inventory.
- Directly works with team members to ascertain their knowledge and skill level and then implements plans with input from the Chief Engineer to bolster individual skill sets and knowledge by way of training and strategic scheduling.
- Complies with all departmental policies for the safe storage, usage, and disposal of hazardous materials.
- Maintains a clean and safe workplace.
- Insures the availability of an adequate operating inventory of tools and supplies. Specific duties include, but not limited to: preparing and submitting purchase order requests, developing sources for stock materials and performing periodic checks for supplies.
- Ensures compliance from the team with all required assigned training by JLL.
- Ensures compliance with LOTO procedures.
Knowledge, Skills & Abilities
Education/training:
- Minimum of a high school diploma.
- Two years of trades schooling in refrigeration and HVAC.
Years of relevant experience:
- 5+ years of experience in facility/plant engineering maintenance with at least 3 years in supervision
Skills and knowledge:
- Experience as a journeyman level engineer with strong skills related to large scale central chiller plants, building automation systems, and life safety systems.
- Exposure to HVAC, fluid handling/pumping, fluid filtering, mechanical systems, welding, and electrical systems and operation.
- Ability to proficiently manage a large team and meet expected deliverables as set by management.
Required Licensing:
- FDNY Q01 Refrigeration Engineer License
Other abilities:
- Must be proficient in basic computer applications such as MS Office, G-Suite, etc.
- Excellent interpersonal communications skills are required.
- Able to interact with all levels of the organization including the client, outside contractors, architects, and engineers.
