Purpose of Job 

 

A General Maintenance Technician plays a crucial role in ensuring the smooth operation and maintenance of equipment, facilities, and building systems. Here's a breakdown of their responsibilities and key duties: 

 

Key Responsibilities 

 

Routine and Emergency Repairs: The technician is responsible for promptly addressing routine and emergency repair requests. This includes fixing equipment, fixtures, fittings, and building systems when they break or malfunction.  Team Support: They work as part of a broader maintenance team and often collaborate with team members to accomplish maintenance tasks efficiently. They may also receive support from their colleagues when tackling more complex issues. Buddy System: The technician may have a buddy or mentor who assists them in learning and developing their maintenance skills. This partnership can be valuable for on-the-job training and skill enhancement.  Fault Reporting: They respond to reports of broken or faulty items. This could involve receiving maintenance requests from occupants or employees and prioritizing and addressing them accordingly.  Routine Inspections: Conducting routine inspections of buildings is essential to identify potential maintenance issues before they become major problems. These inspections help ensure that the facility is safe and operational.  Liaison with Specialists: Sometimes, complex or specialized maintenance tasks may require the expertise of external specialists or contractors. The technician is responsible for coordinating and liaising with these external professionals to get the necessary work done.  Non-Technical Role: It's emphasized that this role is non-technical, meaning it doesn't require specialized technical knowledge or skills in areas like electrical, plumbing, or HVAC. Instead, it focuses on facilitating and coordinating maintenance activities.  Reactive Help Desk: Managing the daily reactive help desk is a significant part of the job. This involves receiving incoming maintenance requests, prioritizing them, and ensuring they are assigned and completed promptly.  Monitoring and Follow-Up: The technician tracks and monitors the progress of maintenance work from the initial request to completion. They ensure that all tasks are seen through to close-off and that occupants are satisfied with the results.  Sub-Contractor Escort: They may be responsible for escorting sub-contractors to various locations within the facility, ensuring they have access to the necessary areas to complete their work safely.  Minor Planned Preventative Maintenance (PPM): While this role is primarily focused on reactive maintenance, the technician may also be involved in minor planned preventative maintenance tasks. PPM aims to prevent equipment breakdowns through regular inspections and maintenance.  Assisting Shift Teams: In addition to their own duties, the technician assists the shift team with their daily tasks. This collaboration helps ensure that maintenance needs are addressed around the clock.  Ensure that routine fabric maintenance is carried out to meet and exceed expectations and agreed service level agreements.  Ensure that all reactive tasks logged are carried out to meet and exceed expectations and agreed service level agreements  Undertake painting, decorating, and a full range of DIY tasks to ensure the meeting of service levels and to maintain an attractive decorative environment.  Ensure the loading and unloading of stock, and appropriate and safe storage of relevant equipment, spares and deliveries.  Ensure effective lamping replacement is undertaken for all bulbs and tubes, and cleaning of lighting diffusers in line with BGIS electrical safety rules and LOTO process.  Assist the BGIS engineering team to ensure that all planned and reactive engineering activities meet and exceed both service levels and customer expectations.  Ensure that all relevant paperwork is completed regarding PPM, reactive and breakdown works and that it is passed without delay to the contract administrator.  Assist the Water Treatment Engineer in in the compilation of the Water Management System logbooks, as directed by site management.   Ensure that Method Statements and Risk Assessments are prepared ready for supervisor/contract management sign off, and used for all tasks undertaken to ensure safe working practices always.  All RAMS are to be verified and checked by the engineers, supervisor and contract staff prior to use.  Ensure, where applicable, that comprehensive maintenance records are kept.  To undertake lone working when and where required, subject to passing satisfactory training and appropriate safety measure and control have been implemented.  Ensure the provision of a safe & healthy working environment is met, including the wearing of uniform and appropriate PPE always. To ensure compliance with all company and client policies and procedures, as well as client site policies, procedures and working arrangements, as required.  Ensure a professional image of BGIS and the client is presented to clients and visitors, and ensure excellence in customer service is delivered and promoted always.  Ensure that fabric and engineering skills are maintained through a commitment to personal development and life-long-learning.  Please note that a GMT who has less than 4 years’ experience within the M&E industry will be prohibited from writing access & permits to work where RAMS have been signed off by the supervisor/contract manager. Those who fall into these criteria may attend PTW training but for knowledge only. No GMT will have the authority to write electrical permits.  Any other task as directed by the account management team. Ensure the engineering team on site produce required near miss reports, dynamic risk assessments and detailed records of site activities, and ensuring any noncompliance is challenged and escalated where necessary.
