Job Description Position Summary Along with the Maintenance Manager, the Service Manager, under the direction of the Regional Director/Engineer and General Manager is responsible for optimal building operations in compliance with all company policies. Applicant must have extensive experience as a Resident Manager and must possess excellent organizational and communication skills with an ability to work in a fast-paced environment. Essential Job Functions Team SupervisionDirectly supervises the maintenance supervisors. Hires, trains, schedules, disciplines employees. Oversees and reviews their work and ensures compliance. Performs performance appraisals and recommends pay changes. Manages employee timekeeping records in Kronos. Maintains a positive relationship with Union representative. (25%) Service Request ManagementOversee, monitor and delegate service requests, and related dashboards, to ensure that work orders are being executed within the established compliance ranges. Monitor and aid in the resolution of service requests to ensure compliance with response times, execution, and a high level of customer satisfaction. Consistently communicate with management team regarding delayed/escalated work order statuses. Provide reporting around service request process and compliance to GM. Coordinate service requests that require outsourced contractors for repairs that cannot be handled in-house. Ensure timeliness of all Emergency apartment repairs, in particular when those situations may cause health and safety concerns to residents and/or staff. (25%) Apartment TurnsOversight of apartment turn process from pre-inspection/move-out through completion of work and resident move-in. Ensures all units are being turned within the established compliance timeline. Oversight of the inspection of completed renovated units. Maintain positive vendor relationships and hold vendor partners accountable for completion deadlines. Work with turn supervisor, GM to ensure all make-ready dates are accurate. (20%) Resident RelationsMaintain company customer service standards. Respond to resident requests and work with residents to minimize/resolve problems and complaints. Follow through to ensure the issue is resolved. Regularly monitors resident satisfaction via email, follow-up phone calls and/or unit inspections. Point of contact for escalated resident concerns as it relates to resident apartments. (20%) Additional ResponsibilitiesCarry out and oversee in-unit preventative maintenance programs throughout the community. Perform daily property condition inspections to ensure all common areas (including lobbies, laundry rooms, hallways, offices, storage areas, refuse areas, and grounds) are properly maintained and clean. Ensure PO’s are created for all orders, vendor services and supplies. Ability to learn community mechanicals and how to maintain & troubleshoot. (10%) Education This position requires a(n) High school & Vocational Training in general studies. Additional degree(s) that are preferred for this position include: Undergraduate (Bachelor) Degree in Engineering or related discipline Work Experience Below is the required/preferred work experience for this position: 8 - 10 Years: Residential Maintenance and Service Function - Required Note: 5-7 Years of experience can offset minimum educational requirements for this position Compensation Commensurate with Experience $89,200 - $124,740 annually Great Incentives!
