Senior Director, Construction
**LOCATION** 1830 Route 130 North Burlington NJ US 08016 **Overview** Burlington is seeking a **Senior Director, Construction** to work closely with the total Construction team to provide strategic and tactical support. This role will work closely with the VP of Construction and senior leadership team to drive the overall strategy of the Construction team to effectively support the Company’s growth. In this position, you will have the overall responsibility for establishing department support, strategy, and management. He/she is accountable for operational and financial results of department. You will provide strategic direction for the Construction Directors and Project Managers and play an integral role in defining the future of the department. The Senior Director will lead, coach, and mentor the team by providing clear, actionable objectives, fostering independence, and creating opportunities for growth. **A Day in the Life:** + **Leadership** * Develops and instills strong, independent leadership teams that assumes ownership and responsibility for each of their areas, personnel, and issues. * Coaches Directors through alignment on critical organizational initiatives. * Develop and communicate plans and expectations for the team. * Drive operational efficiencies and excellence across the organization. * Develop the Directors and Project Management team, concentrating on improved, focused, solutions-oriented communication, between business partners, vendors, and contractors. * Oversees the direction and completion of the master CPM construction timeline displaying the complete Project Life Cycle to aid all business partners in overall planning. + **New Stores** * Builds construction budgeting for Real Estate team for potential new deals. * Develops team to effectively communicate with Landlord's construction and real estate representative to negotiate, VE, and develop the most realistic approach to the deal based on quickest time to market. Leads by example and is continuously coaching team to improve. * Provides options and alternatives to construction methods and Owner I Tenant responsibilities to improve overall time to market. * Creates the standard for communication amongst the Burlington team, the Landlord's Architect, and engineering consultants to ensure the development of a cohesive set of construction documents. * Partners with Real Estate and Legal teams to review and red-line proposed work exhibits. * Evaluates risk assessment for the overall project timelines and milestones. * Oversees the development of complete CPM project timelines from lease execution through Turnover and GO. * Develops and presents preliminary project schedules and conduct meetings for review, comment and mark-up. * Ensures team conducts efficient space walk through and develop a complete scope of work. * Works closely with Burlington vendors, AP, IT, SP business partners to develop SOW and construction documents. * Develops, validates and manages project schedules to meet target opening dates. **You’ll Come With:** + **Experience:** * Minimum 10 years’ experience in leading large-scale projects. * Demonstrated experience in successfully managing complex organizational initiatives involving multiple functions and multiple business areas. Includes the identification and articulation of problems, influencing decision-making process as well as delivery of expected results. * Experience in program and scheduling management, leading multidiscipline, high-performance work teams/groups; project scheduling and management; ability to lead projects and project team members to successful goal achievement. + **Skills and Abilities:** * Demonstrated competency in strategic thinking and leadership. * Strong organizational skills to prioritize tasks under time constraints; diplomacy and ability to deal effectively with people . * Demonstrated competency in developing efficient and effective solutions to diverse and complex business problems; able to present these solutions to senior management using business language. * Ability to build and maintain strong customer relationships; act as a trusted advisor to the business. * Demonstrated ability to lead and manage within a dynamic, transformational culture. * Understands the connections and relationships across functions and entities for both internal and external constituencies; thinks appropriately into the future. * Makes timely and effective decisions. * Sends the right messages and information to appropriate audiences verbally and in writing; keeps people informed; adapts communication style to the needs of the audience.
