Position: Section 8 Housing Inspection Supervisor
Salary Range: $62,837 - $71,708
In-Office Work
Under direction to plan, supervise, and participate in the work of a team of inspectors engaged in the evaluation of dwelling units for compliance with Housing Quality Standards for the Section 8 Programs, and to do related work as required. Typical Duties
ESSENTIAL FUNCTIONS:
• Plans and schedules inspections with tenants and landlords;
• Assigns, supervises and participates in the routine inspection of units, plumbing, gas, water and electrical systems, space heaters, ranges and refrigerators;
• Identify and list deficiencies and make recommendations to landlords in making corrections in the most cost efficient and effective manner;
• Prepares records and reports relating to inspections on the Section 8 Programs;
• Conducts annual, initial and special inspections of dwelling units;
• Advises on reasonableness of rents; conducts at least a five percent quarterly control review of inspections;
• Consults with staff on questionable maintenance problems;
• Maintains high team performance to achieve “High Performer” standards and successfully pass all HUD audits;
• Maintains communication with Section 8 staff on status of inspections
Minimum Qualifications
REQUIRED EDUCATION, EXPERIENCE AND LICENSES:
Bachelor of Science Degree plus five (5) years of supervisory experience (or a high school diploma with ten (10) years experience) in building maintenance and construction including local code requirements; experience in inspecting Housing in Section 8 and low rent, for compliance of Quality Housing Standard requirements.

Supervises the work of the inspection team
LICENSE REQUIRED
Valid Tennessee driver’s license; must pass HQS certification within 6 months
Preferred Experience, Knowledge, Skills, and Abilities
REQUIRED KNOWLEDGE, SKILLS AND ABILITIES:
Behavioral Skills:
Ability to determine need for maintenance, construction and repair work on residential dwelling units; ability to deal courteously with the public, landlords and Section 8 staff; ability to establish and maintain effective working relationships; willingness and mental and physical ability to perform the duties involved in this classification; knowledge of general inspection standards and methods.
Technical Skills:
Knowledge of state, federal and local laws pertaining to general construction as it relates to the Section 8 Program; knowledge of the tools, materials, methods, and practices used in the maintenance, construction and repair of buildings and other structures; ability to evaluate, plan and supervise the work of others.
Physical Skills:
Willingness and mental and physical ability to perform the duties involved in this classification. Ability to perform work with or without an accommodation that requires some physical exertion such as walking, climbing, bending, stooping, stretching or similar activity; dexterity of hands and clarity
