Job Summary

The Regional Facility Manager ensures the physical condition of each community meets the company’s operating and asset preservation standards.  The role is the subject matter expert for community maintenance leaders to help protect communities with asset preventive maintenance, operational efficiencies, and reduction of damage, loss, or deterioration. The incumbent will provide coaching, technical expertise, problem solving, and training to community maintenance leaders. 

Your Impact and Job Responsibilities

Responsible for identifying and resolving community concerns related to people performance, product enhancements and overall facility priorities for each community, while keeping Operation’s leadership abreast of all changes and enhancements. Evaluates and coaches’ maintenance leaders.  Responsible for reviewing and ensuring service request performances meet company standards. Ensures maintenance site associates abide to training modules and monitors LMS course completions. Leads all maintenance teams on the company’s policies and procedures ensuring facility and maintenance operating standards are followed, while facilitating semi-annual maintenance leader training on the company’s initiatives and industry/technology changes. Leads maintenance leaders through the budgeting process to ensure expenditures, hi/low inventory, procurement, and maintenance operating expenses are accounted for. Analyzes and prioritizes issues, unscheduled repairs, and emergency repairs when handling emergency and safety related issues. Leads, manages, and communicates information about Unplanned/ Non-Budgeted projects, including but not limited to, bidding, vendor selection, contract execution, scheduling, and project completion. Works with site teams to ensure required inspections are conducted and violations have an approved action plan in place to correct any deficiencies. Works with community leaders with negotiating, bidding, contracting, and maintaining facility related contracts. Works with site teams regarding major mechanical equipment predictive and preventive maintenance schedules for each community and advises operation leaders

What You’ll Bring- Desired Skills and Experience

CAMT, CFM, or FMP trade certifications preferred, or relevant years of experience with some college or technical training. Extensive experience with high rise, mid- rise, and garden style building systems, infrastructure, and operations. Minimum of five (5) years regional maintenance/facilities experience in the industry. Minimum experience of three (3) years leading a decentralized team. Excellent and proven mechanical aptitude; with demonstrated experience in plumbing, electrical, mechanical, fire suppression, fire alarm, conveyance equipment, repairs, troubleshooting, carpentry, and pool & spa maintenance experience. Multi-state travel is required for the position; (30% estimated) EPA Universal certification is preferred. CPO certification is preferred. Proficiency in Yardi or similar property management software Excellent organization skills with ability to prioritize Proficient in Microsoft Office, to include Excel and Word Excellent verbal and written communication skills Excellent customer service skills while maintaining the highest standards of professionalism Ability to adapt quickly to changing circumstances Excellent verbal and written communication skills Travel may be required up 50%

The typical base salary hiring range for this role is $95,000.00-$120,000.00 per year, plus bonus program participation. 

The pay range is a base pay only and does not include any additional compensation or bonuses that this position may be eligible for. The pay range is approximate and the actual pay may vary depending on related work experience, certifications, education, and other job related factors.
