The Real Estate Lease Specialist will be responsible for providing real estate services (lease negotiations, market analysis, lease reviews, etc.) to the Associa family of companies for commercial lease transactions (mainly office and warehouse).
\nESSENTIAL DUTIES AND RESPONSIBILITIES:
\n\nReal Estate Specialist responsibilities shall include:
\n\nResponsible for the end-to-end management of large volume lease projects for Associa offices \nTrack & manage critical dates for each lease transaction\nReview, recommend, and negotiate lease terms based on goals approved by the Operations team\nAct as the main point of contact between landlords/agents and local office leaders to negotiate terms of a lease transaction\nPrepare relevant paperwork (RFP’s, LOI’s, lease contracts, fee agreements, NDA’s, etc.) to be used in the negotiation process of the transaction\nCreate market surveys with the following minimum information: i) Analytics on rent, vacancy rates, and absorption rates; ii) Available office spaces that meet specific search criteria using multiple sources.\nPartner closely with other team members for knowledge-sharing and collaboration\nPrepare/update weekly status reports.\nOther duties as assigned.\n\n RequirementsMINIMUM REQUIREMENTS:
\n\nBachelor’s Degree in a related field (i.e. business, real estate, accounting, sales) preferred\n2-3 years of experience in commercial real estate lease transactions, preferably focused on office \nA Texas real estate license is a plus but not required\n\nREQUIRED KNOWLEDGE, SKILLS, AND ABILITIES:
\n\nHigh energy\nExpert in Excel\nWell organized\nFamiliar with organizational technology\nEnthusiastic learner \nAbility to accept and apply constructive feedback \nWorking knowledge of the commercial real estate industry with emphasis on office\nAble to prioritize tasks and meet deadlines in a fast-paced environment\nStrong proficiency with Microsoft Word, Excel, Power Point, and CoStar\nWell-developed communication and relationship-building skills\nA high level of personal responsibility, honesty, and integrity\nWillingness to travel when necessary\nProven ability to influence others and conduct effective negotiations\n\n#LI-LM1
