This position plans, organizes and supervises all activities involved in the administration, negotiation, exchange, acquisition and disposition of real property, leases, easements sales, license agreements, facilities use agreements and rights of entry in compliance with state requirements and university policies The position supports the University in the development off all real estate needs and strategy for immediate and long term requirements of university academic and administrative units. . The university leases over 1 Million square feet of space throughout the commonwealth with a large annual leasing budget to manage. Type of Recruitment Knowledge, skills and abilities Extensive knowledge of commercial real estate property management strategy, including best practices involving risk management, cost reduction, operational efficiencies, and value creation. Considerable knowledge of space management strategy when analyzing needs and requirements of the organization. Considerable knowledge of developing operating and central lease budgets and ability to provide fiscal oversight of the budget inclusive of the management of the supporting real property database of deeds, leased space, and facility management. Working knowledge in drafting legal documents to include leases, purchase and sales contracts, facility use agreements, easements, license agreements and rights of entry for legal counsel and administrative approval. Working knowledge of working with appropriate 3rd party vendors for real estate property appraisals environmental surveys and assessments and title insurance or title search orders. Considerable decision-making and analysis skills in negotiating sales agreements and other real property contracts. Considerable collaboration skills in partnering with compliance, legal, financial and other stakeholders in processing real estate and leasing documents. Considerable skills in managing lease and real property agreements in accordance with contract terms. Ability to negotiate agreements for purchase, sale, lease, and use of real property. Ability to respond to stakeholder requests in a timely manner, providing analysis as required for leasing and payment data. Special licenses, registration or certification Valid driver’s license and insurable driving record. Education or training None Level and type of experience Extensive experience in commercial real estate property management utilizing related principles and practices. Considerable experience in real property leasing procedures and the development of leasing documents including negotiating maintenance contracts. Previous property management experience including negotiating leases and working with tenants and landlords. Considerable experience with budget preparation and management. Experience as a representative in commercial real estate transactions and as a commercial property manager. Substantial real estate experience in leasing, acquisitions and negotiations. Additional Considerations (supplemental knowledge, skills, abilities, education, experience, licensure, certification) Virginia Licensed Real Estate Agent Notary Public in Commonwealth of Virginia Considerable experience working in public sector, preferably higher education Working knowledge of Microsoft Office Suite (Word, Excel, Power Point, & Access).
