Salesforce is seeking a Real Estate Manager, Sublease Portfolio to join our Real Estate Strategy & Operations team to oversee the management of our global sublease portfolio. The successful candidate will leverage property management and commercial real estate standard processes to administer the subleases, collaborating with internal REWS partners, Salesforce partners, and external partners, including third party providers. The ideal candidate will have a comprehensive understanding of the entire real estate lifecycle, from strategy to transactions and project delivery through ongoing operations and move-out. This role requires strong lease interpretation, customer service, financial, accounting, and process efficiency skills in order to drive operational excellence for our portfolio.

The successful candidate will have a background in commercial real estate, specializing in office property management and/or subtenant management with at least 4-6 years of experience. This position will report to the Director of Real Estate Compliance.

Responsibilities

Partner closely with our outsourced Lease Administration and Subtenant Management team to deliver a best-in-class subtenant management program that scales across a global portfolio

Foster relationships with subtenants, property managers, landlords, and internal REWS team-members (including Workplace Services, Project Delivery & Design, and Transactions) to anticipate needs and partner effectively

Team closely with REWS, stakeholders, and business partners to support real estate needs and the subleasing strategy, providing reporting and decks as requested

Ensure high level of accuracy on sublease abstracts, critical date reports, monthly rent statements, billbacks, operating expense estimates, reconciliations, and other deliverables

Oversee accounts receivables for subtenants and team with Legal as-needed

Partner on subtenant audit requests and assist with internal audits as they relate to subtenant portfolio

Team on budgets and reforecasts related to subtenant portfolio

Manage collection, tracking, and return of Letter of Credits and Security Deposits in partnership with Treasury and outsourced Subtenant Management team

Ensure spaces being marketed for sublease are in tour-ready condition in partnership with REWS and our outsourced Subtenant Management team

Oversee Property Condition Assessments to ensure subleased spaces are being maintained

Assist REWS Transactions team on requests related to sublease transactions, landlord consent process, and handover preparations

Review subtenant tenant improvement and alterations requests, tenant improvement allowance (TIA) draw packages, and payment of TIA in partnership with REWS Project Design & Delivery team, our outsourced Subtenant Management team, and landlords

Lead smooth move-in and move-out processes, teaming with Master Landlord, REWS, and our outsourced Subtenant Management team

Review quarterly Key Performance Indicators (KPIs) related to sublease management performance

Ensure Playbooks are current and representative of industry best practices

Partner on data strategy, metrics, and reporting for subleased portfolio

Tailor program to local regulations and practices based on sublease location

Assist on sustainability initiatives and requests from subtenants and REWS


REQUIRED SKILLS & EXPERIENCE:

Bachelor’s Degree or equivalent experience and at least 4-6 years of commercial real estate experience in property management and/or on a real estate & workplace team managing a subtenant portfolio, tech experience preferred

Ability to comprehend, analyze, interpret, and summarize various types of lease and sublease documents

Strong financial, accounting, and data skills

Ability to balance and prioritize competing priorities to ensure project deadlines are met

Self starter who is proactive, thorough, and acts like an owner

Ability to effectively communicate verbally and in writing with internal and external partners through data-informed storytelling

Proficient with Microsoft Office, Google suite, lease administration platform(s), Slack, and DocuSign

For California-based roles, the base salary hiring range for this position is $132,800 to $182,600.

Compensation offered will be determined by factors such as location, level, job-related knowledge, skills, and experience. Certain roles may be eligible for incentive compensation, equity, benefits.
