JLL is seeking a Property Manager who will oversee all routine property management operations at Guildford Town Centre. He/she will work in close collaboration with the General Manager and the GM’s team, as well as the heads of other operations departments. The Property Manager oversees the day-to-day operations of the shopping centre and liaises with the General Manager on a regular basis; Perform the duties and role of GM in the GM’s absence.  

WHAT YOU’LL BE DOING

Help develop and implement strategies designed to increase sales and maximize revenue.

Make sure that all leasing-related obligations are met, including contractual requirements, lease provisions and building rules and procedures (signage, lease lines, operating hours, etc.);

Assist the General Manager in executing operational programs in a timely and efficient manner and regularly check on the status of various tasks, especially those related to tenant coordination, energy efficiency, environmental management, contingency plans and crisis management.

Ensure the collection of the receivable and payable accounts in accordance with company standards and procedures; oversee activities related to customer service, tenant and public relations (management of complaints);

Take part in negotiating permanent and specialty leases when necessary.

Collaborate with other departments on special projects and problem situations.

Work with the Marketing Director and the Specialty Leasing to select promotional programs and temporary tenants in line with the vision for the properties.

Efficiently and suitably respond to all tenant requests in conjunction with the Operations Manager.

Supervise designated staff members and oversee training and development. Conduct annual performance reviews and ensure that specified objectives are achieved.

Responsible for the timely collection of receivables, customer service, tenant and public relations, community involvement, security and insurance issues, health and safety co-chair.  

Responsible for managing storage agreements by collaborating with team to negotiate, draft and finalize agreements. 

Assist with budget preparation and presentation and day-to-day budget control, forecasting, office and staff administration, monthly financial and non-financial reporting including traffic, occupancy and other various reports.  

Work with the Operations Manager to ensure that all contractors, including security and janitorial, meet obligations and perform as per contracts and codes.  

Ensure lease obligations are met and maximize customer service by quickly, correctly and effectively handling all tenant service requests in conjunction with the Operations Manager. 

Manage multiple reporting employees.

Act as a liaison between all inter-office departments and personnel. 

Security – Participate in the property Joint Health and Safety Committee, respond to and manage property damage incidents, as well as personal injury claims; manage Security contractor and indirectly oversee the (contractor’s) Site Supervisor.

Oversee the Guest Services Department, including direct supervision of the Guest Services Supervisor and their team. This includes managing customer service initiatives, the gift card sales program, and resolving high-level customer complaints.

Directly oversee an Administrative Assistant and ensure the completion of sales, traffic, and occupancy reporting, as well as the collection of tenant insurance.

Collaborate with the Tenant Coordination team and Operations Manager to oversee and support the execution of tenant improvement projects. This involves coordinating with contractors, facilitating work coordination, conducting onsite meetings, and assisting tenants with openings. 

 WHAT WE’RE LOOKING FOR

Three to five years of industry related experience; 

Rental Property Management License Required (or commitment to pursue)

University Degree is required; Business major is preferred; 

Strong customer focus and ability to resolve conflicts positively and effectively; 

Aptitude to embrace change and welcome new approaches in an exceedingly evolving, fast-paced environment; 

Ability to identify new opportunities to generate new customer experiences; 

Must have excellent communication skills, and strong financial and managerial skills; 

Strong people management and leadership skills; 

Build solid and sustainable relationships with retail clients through open and interactive communication; 

Ideal candidate will be self-motivated, curious and continually look to add value, and improve processes;  

Strong computer (Word, Excel) and creative problem-solving skills are also required, along with the ability to multi-task and effectively organize and balance multiple priorities; 

Passionate about shopping centres, real estate, and a desire to grow within the organization. 

Estimated total compensation for this position:

90,000.00 – 100,000.00 CAD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
