Property Manager
Job Title: Property ManagerJob Description The Property Manager is responsible for the daily operations of assigned properties, ensuring they meet standards and comply with local, state, and federal regulations, including Landlord/Tenant Law and Fair Housing. This role involves managing property-level issues independently and collaboratively, with a focus on maintaining and enhancing property value and integrity. Key Responsibilities: - Manage daily operations of properties under the guidance of the Director of Property Management. - Maintain a professional demeanor and provide excellent customer service to tenants and service providers. - Foster positive relationships with tenants, addressing their needs and complaints promptly and effectively. - Investigate and resolve tenant disturbances and lease violations, issuing violation letters as necessary. - Handle rent payments, including collection, posting in Yardi Property Management Software, and managing late fees. - Maintain accurate financial records and complete month-end accounting processes. - Regularly inspect properties, ensuring they are well-maintained and free of debris, and coordinate necessary repairs with the Maintenance Supervisor. - Process move-ins and move-outs, including lease signings, inspections, and accounting for security deposits. - Oversee property turnovers, ensuring all work is completed satisfactorily. - Update tenant information in Yardi Property Management Software daily. - Review and approve invoices in line with Accounts Payable policies. - Maintain comprehensive records of management activities and conduct regular audits. - Assist in preparing annual budgets and year-end property reports. - Prepare and submit required reports to the Senior Portfolio Manager. - Stay current with housing regulations and best practices in property management. Work Site This is a fully on-site position in Portland, Oregon. Work Environment Monday - Friday 8-5. The Property Manager will spend 50% of the time in the office, and 50% outside of office, including travel around Portland metro.
