Property Manager

The Property Manager is responsible for direct management of an assigned portfolio of medical office buildings. This role includes oversight of operational procedures, including property management, maintenance, client and tenant relations, supporting the leasing team, accounts payable collections, annual budgeting, risk management, and financial reporting. The Property Manager identifies customer needs, anticipates customer expectations, and strives to deliver superior real estate solutions and expertise. This position will be located at Sacred Heart Properties- Pensacola, FL. Responsibilities Under the guidance of the Senior Property Manager, the Property Manager will work to maintain partnerships with campus-level leadership as well as key Medxcel internal and external stakeholders to achieve business objectives. Support the Senior Property Manager to work with internal and external teams to support integration of Real Estate services within portfolio. Under the guidance of the Senior Property Manager, the Property Manager will support the preparation of the required monthly, quarterly, and annual reporting packages. Under the guidance of the Senior Property Manager, the Property Manager will collect, organize, and provide data within the assigned region to help prepare presentations and other reporting packages as required. Has a comprehensive understanding of and maintains knowledge of relevant New/Existing lease agreement language to ensure compliance. Support the Senior Property Manager to competitively bid, analyze, and make sound recommendations for vendor and third-party contracts. Under the guidance of the Senior Property Manager, the Property Manager will provide third-party vendor, contractor, and maintenance staff oversight to ensure assigned properties are maximizing operational efficiency and tenant satisfaction while controlling costs. Support the Senior Property Manager, in collaboration with other internal teams, the Accounts Receivable/Payable process to ensure rent-collection and vendor payment(s) are timely and in accordance with Lease/Contract requirements. Qualifications Education: Bachelor's degree OR equivalent in experience- required. License/Certification: Valid drivers’ license- required. Real estate license and/or industry certification-preferred. Experience: Three (3) years’ experience in commercial property management- required. Three (3) years’ experience with property management of multiple office properties including responsibility for financial performance and tenant management- preferred. With at least two (2) years’ experience within the Healthcare real estate industry- preferred. Knowledge, Skills, and Abilities: Demonstrated ability to effectively enforce and interpret leases, contracts, and other related items. Demonstrated ability to effectively communicate verbally and in writing with many audiences. Demonstrated understanding of real estate principles and valuation techniques. Demonstrated ability to delegate tasks, follow up on assigned tasks and report on progress of work. Critical thinking skills: Ability to gather, synthesize, analyze information to objectively draw conclusions, make reasonable decisions and provide solutions and communicate the situation, action, and result clearly and concisely. Decisive judgment: Ability to assess situations or circumstances and draw sound and objective conclusions. Accountability: Ability to drive for results and take responsibility for action and results. Ability to train others on technical components, applicable regulations, and internal procedures to ensure efficient and safe operations. Ability to deal effectively with diverse roles, backgrounds, and expectations. Demonstrated ability to accomplish duties in a self-directed manner with minimal supervision. Demonstrated ability to establish and maintain positive client relationships. Proficiency in Excel, Word, PowerPoint, and Outlook.
