Interacts with client representatives onsite, receives direction and coordinates with the property or facility management team. Monitors and coordinates the execution of the various services and processes relating to client contracted agreements for project management and tenant improvements. Works in collaboration with the assigned account manager, building or facility management team, clients, owners and others.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

Manage a program of projects in excess of $30M annually. Complete fiduciary responsibility for annual budgetOversee, review and approve detailed engineering drawings and specifications. Engineering design and evaluation of various building types; devise new approaches to resolving problems encountered.Development and management of project programs to reduce costsWork closely with Energy Engineers, GRE Facility Managers, Network Operations / Engineering, Sourcing and Legal. Ensures all designs and plans meet customer requirements, and are compatible with network equipment installations and Standards,Oversees the project and implementation managers to ensure coordination of activities with various stakeholders for timely completion of projects within established budget.Engineering, design and construction of HVAC, power, building automation, energy reduction, onsite energy generation, integration with fire protection and other critical systems; new floor space and infrastructure construction; system commissioning, decommissioning and restoration; estimating engineering cost analysis, budget coordination, submission and tracking. Oversight of large and diverse vendor base including Design Professionals, General Contractors, Construction Managers, Expediters etc. including sub-contractors and sub consultantsEnsures compliance with all environmental rules and regulationsDevelopment of future year capital project plans and forecasting

Required Skills & Experience

Familiarity with engineering, construction, implementation and operation of building infrastructure and Energy conservation projects.  Understanding of how infrastructure work ties with Real Estate Strategic Planning and energy efficiency / sustainability.Customer Focus, Building Design and Construction, Project Management, Sourcing and procurement.  Vendor Management and Project Safety.Strong PC skills with working understanding of AutoCAD, ProCore, BlueBeam, MS Projects, Google suite, Smartsheets and project management software experience.  Working knowledge of determining project scope & definition, cost estimating and project scheduling.Strong project management and supervisory skills with working knowledge of HVAC, Electrical, UPS, Generators, Electrical vehicle charging Stations, Solar, Fuel Cells and Building construction.  Ability to read, analyze and interpret professional journals, technical procedures, engineering drawings, studies, specifications, manuals and government regulations. Must possess professional communications skills, both verbally and written.

Job Functions

Responsible for managing a program / project workload in excess of $30M annually.  Projects include but are not limited to Facades, Energy Reduction, M.E.P., Solar, Onsite Power Generation, Electric vehicle charging stations and Space Fit Outs.

Project planning including initiation for project scope and timeline, preparing initial cost estimates, overseeing design development, Procurement, permitting (including close-out), equipment delivery, all construction activity and project close out.Manage annual budget in accordance with GRE Administrative rules for project approval, change orders and invoice payment.  Develop and maintain regular budget projectionsFollowing a rigorous set of design, construction and procurement procedures and installation timelines.Negotiates project costs and schedule with all vendors and stakeholdersManaging project resources and coordinating project workload.Managing contractors to assure completion, quality of performance and stakeholder satisfaction. Monitoring installation activities and resolving all issues including scope, MOP and schedule. Closing out installation authorizations when equipment has been tested and put in service.  

• Prepare agendas, develop and maintain master project budgets and timelines as required for each project and project phase to ensure overall project objectives and client needs are met. Keep building management apprised of progress at all times
• Prepare and coordinate project reports and drawing reviews for clients, property/facility management team, and project team (as applicable) at conceptual, schematic, design development and construction phases of project
• Assist in the selection, contracting process and oversight of consultants and construction teams as necessary for each project
• Review requisitions, change orders and other invoices associated with the project and confer with client and property management on costs and impacts
• Support the marketing of services to clients as requested
• Adhere to corporate, building, and client policies and procedures
• Cooperate with other building/facility personnel to achieve goals and objectives as to quality, service, cost and profit
• Report to immediate supervisor major problems and findings and results achieved with recommendations
• Advise and obtain the necessary approvals from the appropriate members of management of potential organizational changes, actions that might require additional commitments, and the need for expenditures in excess of approved budget
• Adhere to government laws and regulations and established rulings of government authorities, including building codes, safety regulations, etc.

IMPORTANT EDUCATION
• B.S. Degree in Engineering, Architecture, Construction Project Management

IMPORTANT EXPERIENCE
• Minimum of 5 years directly related experience in an engineering/construction project accountability role
• Minimum of 5 years project management experience required
• Minimum of 3 years of supervisory experience in a project management capacity especially experience in leading, motivating, and developing employees
• Hands-on experience with tenant improvement construction projects preferred

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.


The company will not pay less than minimum wage for this role.


The compensation for the position is: $112,370.00 - $132,200.00
