As a Project Manager, your job will be to coordinate with people and manage processes to ensure that our projects are delivered on time and produce the desired results (on schedule and on budget). You will be the go-to-person for everything involving a project’s organization and timeline. You will coordinate with developers, engineers, and municipalities from start to final acceptance. You will also review contract documents and maintain the project completion schedule.
Responsibilities:
Prepare project schedules in coordination with project superintendent Use estimator information to identify all scopes of work and review budget for each scope Assist Project Coordinator in obtaining and preparing shop drawings and submittals Prior to each project starting, review the schedule, scope of work, production, and budget in detail with project team members Doing a complete take off on the approved set of plans & details Reviewing & Approving All Project Quotes, POs, & subcontracts Confirming all materials have been submitted and approved Coordinate with Superintendent to Build a Project Sequence Schedule Confirming all materials are included in the quote at the correct quantities Periodically review schedule milestones with the general superintendent and project superintendent At the weekly meeting, present progress reports regarding each project. The Project Manager has full responsibility for reporting and documenting changes to each job including change orders, submittals, RFIs, change of plan set, and any other change to the original contract. Change order documentation will be completed and provided to the Owner as per their prescribed time frame, but approval should be obtained prior to work being completed Complete monthly pay requests for each job in a timely manner Reviewing and approving all timesheets Entering daily production Reviewing job cost and submitting monthly cost projections with a detailed understanding of remaining cost to complete the project Act as an intermediary for all communications between the Owner, Engineers, and Company personnel Finalize each project through request for retainage, completed punch lists, and submitting project closeout documentation
The successful candidate will have:
Bachelor’s degree preferred and/or High School Diploma with 3 to 5 years commercial construction experience preferred. Bachelor’s degree in construction management preferred.The ideal candidate will have experience with the following:
Ability to manage multiple projects and priorities at the same time while meeting deadlines Interpersonal skills, with the ability to establish effective professional relationships with employees and others involved with projects Understanding of how to read blueprints and other construction plans Leadership skills, such as the ability to motivate a team and provide feedback Strong attention to detail. Organized with proficient time management skills. The ability to create, maintain, and manage complicated schedules and critical paths. Excellent communication skills; experience interacting with internal and external contacts, including design consultants, engineers & architects, subcontractors, equipment vendors, regulatory officials and agencies, etc. Self-Starter and planner, able to multi-task and manage several projects simultaneously. Ability to supervise and lead a construction team to a successful completion.
