Project Manager
Job Title: Project ManagerJob Description We are seeking an experienced Project Manager to oversee bids, budgets, and margins, negotiate contracts, create and maintain schedules, and manage job costs. This role involves managing all associated documentation, mitigating risk, and allocating resources effectively. The Project Manager will communicate with clients to ensure their needs are met and review project progress daily with the Field Manager to control the schedule and maintain the budget. Responsibilities + Manage bids, budgets, and margins. + Negotiate contracts and create and maintain project schedules. + Manage job costs and all associated documentation including subcontracts, meeting minutes, RFIs, submittals, and change orders. + Mitigate risk while allocating resources effectively. + Communicate with clients to understand and meet their needs and expectations throughout the project. + Review project progress daily in conjunction with the Field Manager to ensure schedule adherence, code compliance, and timely deliveries. + Review drawings and specifications for code accuracy, potential errors, omissions, and missing scope. + Prepare and review financial reporting tools to keep the project under budget and provide alerts for any concerns. + Understand the organization's equipment, store layouts, and operational goals while managing client expectations. + Adapt to project challenges and communicate daily with direct reports and supervisors. + Regularly conduct jobsite safety checklists and ensure best safety practices are followed. + Lead multiple construction teams to deliver projects ahead of time and within budget. + Evaluate development opportunities and the viability of in-house general contracting. + Develop, implement, and manage best practice construction processes. + Train staff and monitor their development. + Be visible and accessible on job sites. + Approve and train direct reports on spending, budgeting, and best practices. Essential Skills + Project management experience in construction, specifically commercial or industrial projects. + Bachelor’s degree in Construction Management, Civil Engineering, or a related field is preferred. + 8-10 years of project management experience. + Strong knowledge of the middle Tennessee market. + Ability to estimate project costs and coordinate project activities. + Experience with commercial construction and general contractor management. + OSHA 30 Certification, or ability to obtain within 30 days. + Experience or ability to learn construction-specific software (e.g., Foundation, HQ, ProEst, Excel, Smartsheets, Bluebeam). + Excellent oral and written communication skills. + Valid driver’s license and good driving record. Additional Skills & Qualifications + Ability to work under pressure and coordinate numerous activities and groups of people simultaneously. + Ability to oversee and manage multiple job sites. + Ability to read and interpret detailed blueprints. + Experience in value engineering construction documents. + Strong analytical skills and time management skills. + Ability to seek out new customers and develop strong, long-term business relationships. + Strong interpersonal skills and ability to mediate issues. + Ability to adapt to changing demands and priorities. + Financial integrity and responsibility. Work Environment The Project Manager will work in a dynamic environment that includes both office and job site settings. They must be visible and accessible on job sites, ensuring safety practices are followed. Flexibility in schedule is required to accommodate workflow demands. The role involves the use of various construction-specific software and requires the ability to manage multiple projects simultaneously. The work environment emphasizes safety, adherence to schedules, and maintaining strong client relationships.
