The cost team delivers solutions to clients in the areas of conceptual estimating, budget development, cost planning, feasibility studies, value management, economic forecasting, milestone reports, pre- and post-contract auditing, change order review and reconciliation, BIM 5D cost modeling, LEED cost analysis, life cycle costing, and more. We are currently looking for a Project Controls Manager to support a client onsite in Cambridge, MA. This role will be focused on supporting our life sciences client on a variety of projects, focusing on cost reporting and analyzing data.
Essential Duties & Responsibilities:
Development of the Project Cost Report
Develop cost report template to track project budget and committed costs.
Verify all project commitments to date, including soft costs and hard costs.
Reconciliation of project commitments against project budget to identify budget exposures.
Develop cost report risk register and table any budget exposures.
Incorporate established financial accounting codes into cost report.
Cost report dashboard to highlight key project metrics.
Maintenance of the Project Cost Report
Monthly update of the Project Cost Report to include: Addition of new, pending or potential commitments for the period.
Reconcile commitment changes against budget allocations.
Identification of contingency drawdowns and budget reallocations for the period.
Update dashboard with key project metrics and narrative of changes.
Identify new budget exposures and update project risk register.
All monthly project data to be provided by the project manager.
Monthly meeting with the project team to present monthly cost report.
Quarterly capital forecast report.
Provide a quarterly capital forecast report in approved format.
Quarterly meeting with the project team to present capital forecasts.
Procurement Services
Support project team during procurement of hard costs leading to the GMP.
Review of all trade bids including clarifications, exclusions, levelling of scope and price.
Comparison of trade pricing against benchmarked market data to identify exposures.
Recommendation of trade awards and comparison to project budget.
Trade awards to be reported and reconciled in project cost report.
Review GMP terms and conditions including fees, insurances and contingences Review of GMP allowances and assessment of reasonableness.
Value engineering of trades where budget overruns are identified.
Construction Phase Services
Create and lead change order control process.
Review and recommendation of contractor and consultant change orders.
Review and recommendation of contractor payment application including: 1. Site visits and pencil requisition meetings; 2. Verification of general contractor and subcontractor lien waivers; and 3. Verification of stored material support documentation.
Review and recommendation of soft cost invoices.
Identify value engineering guidance throughout project.
Develop and update Cash flow and Schedule Forecast.
Identify all cost risk through project completion.
Independent estimates of unbought scope of work.
Knowledge & Skills Required:

Preferred Education and Experience:
Education: BS in Construction Management, Engineering, QS, Architecture, or related field.
Experience: 8+ years' experience post receiving undergraduate degree working in related field.
Project Controls and/or Quantity Surveying and/or Commercial Management background is required.
