Other duties may be assigned. Oversees and performs moderately technical and preventative maintenance tasks on all plumbing equipment. Performs troubleshooting and maintenance procedures needed to keep all plumbing equipment operating safely and efficiently. Collaborates and sometimes leads employees on plumbing and other maintenance and repair assignments; and when required, oversees, and coordinates the work of the contracted vendors for outsourced plumbing services; and inspects finished product. Assembles pipe sections, tubing, or fittings using couplings, clamps, screws, bolts, cement, plastic solvent, caulking, or soldering, brazing, or welding equipment. Installs pipe assemblies, fittings, valves, appliances, or fixtures using hand or power tools. Installs energy-efficient and water-conserving equipment and alternative water sources. Locates and marks the position of pipe installations, connections, passage holes, or fixtures in structures. Measures, cuts, threads, or bends pipe to required angles using hand or power tools or machines. Inspects structures to assess material or equipment needs, to establish the sequence of pipe installations, or to plan installation around obstructions such as electrical wiring. Develops plans, materials and equipment specifications, and estimates for plumbing related projects. Prepares requisition orders for spot purchase of necessary materials and maintain inventory records of materials and supplies. Makes estimates related to time, materials, and/or labor costs for repair jobs or project plans. Prepares and completes appropriate documents, work orders, reports to include documenting length of time spent on each job, materials used, and describing work completed. Develops plumbing activity and repair standard operating procedures. Conducts annual Backflow/RPZ inspections and testing. May travel to remote campus facilities to accomplish repair, renovation, or restoration tasks as assigned. May work hours beyond and other than normal work hours including holidays and weekends as needed. May work other than normal hours to accomplish special projects or respond to off-hours maintenance emergencies as needed. Attends work regularly and observes approved work hours in accordance with agency leave and attendance policies. Documents all plumbing service, repair and maintenance activities as required by code. Performs other duties as assigned. **Responsibilities:** Works with and mentors' other employees in the FOM Dept. Carries out and engages help as needed for work on plumbing and other water conveyance systems. Carries out lead responsibilities if assigned in accordance with the ABM's policies and applicable laws. Responsibilities include service and repairs of plumbing systems; planning and carrying out hands on tasks and addresses plumbing and piping challenges and resolves problems. **General Qualifications and Requirements:** Education — High School Diploma/equivalent. Experience — Minimum of six (6) year experience (12,000 hrs) repairing and maintaining plumbing systems. Licensure and/or Certification — If driving is required, must possess a valid driver license from state of residence. **Other Qualifications:** Credentials related to fire sprinkler and other fire suppression systems a plus. Regulatory Knowledge Working knowledge of plumbing systems. Master level understanding of plumbing codes, working knowledge of building codes such as Fire Suppression and Water Management Codes, American with Disabilities Act, etc. or ability to learn how they apply to facilities. The ability to rapidly assimilate information related to all local, state, and federal regulations, legislation, guidelines, policies, and procedures. Maintenance Knowledge Skill in the use of hand and power plumbing and pipe fitting tools and equipment to accomplish plumbing tasks involved in maintenance, repair, dismantling, construction, refresh, and remodeling of the building structures. Ability to learn a variety of processes, procedures, methods, various standard materials, and supplies applicable to constructing, remodeling, maintaining, and repairing office buildings and other structures. Ability to learn procedures for and to operate equipment (jack hammers, etc.) safely and effectively. Ability to learn and effectively apply procedures for maintaining and making minor repairs to tools, equipment, and machinery. Work safely and effectively in construction environments involving heavy dust, dirt, noise, moving equipment, and other adverse factors. Ability to apply proper methods, techniques, and procedures in accomplishing a wide variety of repair, renovation, and construction projects. Understanding of basic mathematics, calculations, blueprints, schematics, charts, and symbols appropriate to the trade.
