Supervise, coordinate, and manage all operation, department permit activity, and Building Plan Maintenance for the division. Duties include plan generation, municipality approval, annual renewals, value engineering and applying for and obtaining permits with the respective municipalities, compiling, updating, and maintaining reports.

Your Responsibilities on the Team 

Request and obtain plot plan documents from engineers and architects to facilitate permit application process.

Obtain all required approvals for permits, utility applications, and other municipality requirements and acts as liaison between the company and each municipality.

Prepare and submit applications to various master plan review committees, government agencies/boards having jurisdiction over required permits and/or approvals.

Review starts packages for accuracy.

Prepare check requests and process invoice payment documentation in coordination with Accounting Department.

Submit, distribute, and file paperwork and enter data for various permits such as building, design review, standard plan, plan changes, and amendment permits.

Work closely with municipalities on the status of permits and utility companies to follow all utility applications and ensure they are processed in a timely manner.

Produce and maintain schedules for all communities and coordinate with municipalities from approval to final stages of permitting process.

Schedule, attend and coordinate meetings, appointments, etc., with architects, engineers, city officials and various Lennar departments.

Prepare start packages, plans, specifications or documentation for Construction Managers for new communities.

Monitor and create reports, correspondence and narratives utilizing spreadsheets and word documents.

Obtain inspections & review approvals needed for community start-up.

Obtain all plot plans and distribute to CMs and/or Area Managers for final approval.

Create Homesite Fit Analysis (Restrictions List) at the beginning of each Community to determine which plans can/cannot fit on each homesite. This task will require being outside and walking on uneven surfaces as the community and homesites may not be fully developed at this time.

Review all start requests with Homesite Fit Analysis (Restrictions List) and communicate as needed.

Order Welcome Home Center complex (WHC) and Construction Office plans including HVAC plans and submit for city approval.

Create and maintain Divisions Plan Line-up working with architects, engineers, HVAC Trade Partner, and Division Management.

Keep plans active and renew as required by each Municipality.

Evaluate plans with Trade Partners for maximum Value Engineering and efficient designs.

Maintain Tracking device that lists all redline changes for active plans.

Monitor and process all billing for architect and engineers.

Communicate to Construction Managers and Trade Partners any time there is a plan change on an active plan.

Perform all other duties as required.

Requirements

Three (3) years of related work experience required.  

High school diploma or GED required.

Valid Driver’s License with good driving record.

Advanced knowledge of Microsoft Office, particularly with spreadsheet software.

Strong calendar management experience: ability to meet reporting deadlines.

Experience with single/multi-family and amenity permitting.

Technical construction project management experience preferred.

Must be able to read blueprints and plot plans.

Ability to self-start and achieve objectives with minimal supervision.

Ability to communicate effectively and concisely both verbally and in writing.

Strong problem-solving skills: detail oriented, works well under pressure; capable of handling multiple tasks with simultaneous deadlines in a fast-paced environment with heavy volume.

Strong organizational and interpersonal skills with the ability to be efficient.

Must be able to deal effectively with confrontational situations and maintain objectivity in public relations.

Strong work ethic and integrity

Follow directions from a supervisor; interact well with co-workers.

Understand and follow posted work rules and procedures.

Accept constructive feedback.

Team Player

Physical & Office/Site Presence Requirements:

Must be able to operate a motor vehicle, read plans, bend, stoop, reach, lift, walk on uneven surfaces, occasional work in outside elements, move and/or carry equipment more than 30 pounds.  Must have finger dexterity to operate computer keyboard and calculator.

General Overview of Compensation & Benefits:

We reasonably expect the base compensation offered for this position to range from an annual salary of $67,724.80 - $99,652, subject to adjustment based on business-related factors such as employee qualifications, geographic pay differentials (e.g., cost of labor/living, etc.), and operational considerations.This position may be eligible for bonuses.This position may be eligible for commissions.This position will be eligible for the described benefits listed in the above section in accordance with Company Policy.This information is intended to be a general overview and may be modified by the Company due to factors affecting the business.
