Mechanical Systems Construction Manager

JMT is seeking a Mechanical Systems Construction Manager to be responsible for managing facility construction or rehabilitation projects, including coordination with designers and contractors, potentially assigned field staff and sub-consultants assigned to projects. Work will be on a Federal Complex in Newport News with a focus on HVAC systems, chilled water piping and associated chiller systems across the complex. Some marketing and proposal development from a technical perspective will be a function of this role, an understanding of business development, including Federal Procurement will be value added. This role provides great career opportunity in JMT’s growing federal construction management sector. Essential Duties and Responsibilities + Oversee daily coordination of contractor’s installation of materials equipment and HVAC components in accordance with contract documents + Provide documentation of all activities of the contractor and report to the owner’s Project Manager + Participate in b-weekly progress meetings representing the owner’s interest and record, distribute minutes from those progress meetings + Oversee submittal review process, change order management process and request for information process with the contractor and subs + Manage and coordinate inspection staff + Manage project schedule from inception to close out + Review and approve contractor monthly requisitions and invoices + Report on project issues and provide status updates + Perform other duties as may be required Required Skills + Must successfully complete and pass JMT's Motor Vehicle screening + Strong verbal and written communication skills + Effective leadership skills for managing and mentoring field staff + Ability to take charge and effectively manage contractors to meet project schedule + Knowledge of OSHA safety regulations with 10HR OSHA Safety card + The ability to work well with others, and willingness to learn in a team environment + Ability to evaluate contractor provided construction CPM schedules, including logic and sequencing Required Experience + Minimum of ten years of construction experience serving as a Construction Manager, Construction Management Representative, Owner’s Representative or Construction Superintendent + Experience with renovation projects in facilities involving mechanical and coolant systems and building system repair and restoration that involved the active management, oversight and/or inspection of multiple construction trades and close coordination with the Government/Owner on construction issues + Knowledge and experience working with Federal Government Project Managers/CORs on project costs and budgets, processing change requests, requests for information, submittals, and field observation reports + Experience using SharePoint or related Government construction management software (ePM, ProjNet, etc.) to communicate construction progress and process documentation. + Experience using MS Excel or related cost estimating software to develop Independent Cost Estimates for change order negotiations + Experience reviewing engineering designs, contractor shop drawings and/or vendor specifications and plans, or similar, to determine constructability and practicality of proposed work and adherence to established standards and requirements Preferred Experience + Bachelors Degree in Engineering, Architecture, or Construction Management preferred, or 12+ years field experience + Engineering in Training (EIT), Registered Professional Engineer (PE), Certified Construction Manager (CCM), or Project Management Professional (PMP) preferred + Experience working with local government and federal civilian agencies + Experience with International Building Code + Experience with federal, state, and local codes and standards. + Occupational Safety and Health Administration (OSHA) 30-hour construction safety training + Proposal coordination and submission Working Conditions Work is performed in both an office and field (construction) environment. Office to field time is approximately 25% to 75% respectively. Field work requires climbing, walking and standing at a construction site and may be outside in heat/cold, wet/humid, and dry/arid conditions. Some lifting (up to 50 lbs) may be required.
