**Job Summary and Qualifications**
The Manager of General Maintenance will function in a management role and will oversee a team of maintenance technicians that will perform general maintenance and repairs for assigned facilities, areas and equipment. Service areas will include plumbing, electrical, basic carpentry, painting, heating and cooling and other building systems. The Manager of General Maintenance will ensure that the facility is maintained in a safe and efficient manner by rounding and through management of the general maintenance staff. Ideal candidates will have an extensive knowledge of facilities maintenance in an accredited acute care hospital setting as well as be able to manage all of the general maintenance and repair activities. To excel in this position you must be an outstanding problem solver with exceptional communication and organizational skills and be able to follow hospital specific rules and standards. The Manager of General Maintenance will lead by example through all aspects of maintaining and repairing a hospital facility.
**Major Responsibilities:**
Operations:
• Physically capable and available to work overtime including weekends, public holidays and evenings or nights.
• Ability to coordinate afterhours work with both internal staff and outside vendors while working in an active hospital.
• Strong problem-solving abilities, time management skills and an attention to detail. • Ability to maintain focus while working individually as well as leading work and managing a general maintenance team.
• Ability to reference facility blueprints, repair manuals or parts catalogs as necessary and divulge meaningful information to team.
• Ability to complete or manage minor building component repair work that does not require a specialized technician, which includes repairing doors, locks, door frames and handles, patch and repair work for walls, touch up paint, etc.
• Ability to complete or manage minor HVAC tasks, which include checking and diagnosis of hot/cold calls, change out PTAC units, replacing electric or pneumatic valves, filter replacements, ice machine diagnosis and repair, etc.
• Ability to complete or manage other trade related activities within the facility such as placing the fire alarm system in test, performing fire alarm recall for elevators, swapping out medical gas bottle farms or swapping to reserve, etc.
• Ability to complete or manage daily readings on boilers, chillers, medical gas skids and other infrastructure equipment.
• Ability to install and manage correct installation of ICRA barriers per risk assessment performed by others.
• Ability to complete normal cleanup duties, which include sweeping, dusting, mopping, and vacuuming.
• Ability to use various basic hand and power tools
• Proficient in major Microsoft office suite applications as well as CMMS software.
Quality:
• Ensuring Quality control standards are consistently met for work performed.
• Ability to both complete work and oversee completed work and ensure that work is correct and completed in a timely manner.
• Ability to establish strategies to meet workload demands for corrective and maintenance items.
• Ensure that all general maintenance workers are adhering to safety policies and procedures.
• Ability to evaluate systems or components to determine maintenance or repairs that need to be performed.
• Ability to collaborate with general maintenance team members to discuss upcoming work assignments, delegate’s assignments based on team member’s skills and experience.
• Ability to assist team members with technical issues or advanced problems with given assignments
• Conduct periodic quality checks on building and building components to ensure functional operability.
• Manage the performance or team’s ability to upkeep appearances and functionality of areas assigned.
• Manage the implementation of the tasks set forth in preventative maintenance procedures as assigned in the CMMS system, either through task completion or assignment to others
• Promptly able to respond, assess, and troubleshoot corrective work request that are logged in the CMMS system
• Maintaining inventory records for equipment and supplies as required.
• Ability to plan and schedule repairs within the day to day operations of the hospital environment.
Service:
• Ability to understand driving factors of HCAHPS scores and how general maintenance can affect patient satisfaction scores.
• Maintain open lines of communication with all areas and departments assigned to ensure customers are aware of maintenance requests that have been entered as well as maintenance activities currently in progress.
• Review and reporting of relevant work by team in CMMS system for future tracking and trending by management team.
• Review and reporting of inventory of maintenance parts and supplies and notifying relevant persons of low or depleted items and ensuring they are ordered.
People:
• Ability to follow instructions and supervision from manager or director and have the characteristic to pass this information to the rest of the team in a well laid out manner.
• Delegating general maintenance tasks to the rest of the team and finding relevant vendors and service providers needed to perform work.
• Ability to address minor discipline problems with team members, but refers more serious cases to director.
• Ability to communicate successfully with all levels of the organization.
Growth:
• Works with Director and general maintenance team to develop and determine work habits and practices for optimal upkeep of the building and its components.
• Continual development of both staff and one’s self through training and learning on the job, to provide upward mobility and growth in the future.
Finance:
• Keeping track of supply, labor, and material inventories and expenses.
• Oversight of vendors and outside services that are used to maintain or repair the building to ensure invoicing and work are correct.
• Ability to provide guidance, direction, and instructions to General Maintenance Technicians so that their labor hours are used efficiently for the facility.
• Ability to manage both labor and materials wisely as work is performed throughout the facility
**What qualifications you will need:**
**Education & Experience:**
• High School Graduate or GED equivalency is **Required**
• Bachelor’s Degree in relevant field is **Preferred**
• 2 year certificate/vocational training in a building trade, building maintenance technology or relevant field with 3 years of relevant work experience
Or
• 5 years relevant maintenance work experience in a healthcare setting of which 2 years are in a supervisory role
Or equivalent combination of education and/or experience
**Licenses/Certifications:**
Maintenance Electrician License, or greater must be achieved within 3 months of hire date
