Schedule: Full-time; Monday - Friday 8 am - 5 pm

Maintenance Technician III Purpose
The Maintenance Technician III is the lead technician and is responsible for contributing to the purpose of Thrive while maintaining the physical integrity of the community at all times, in a manner consistent with Thrive values. This involves assisting the Maintenance Supervisor to ensure a safe and secure living environment for residents, visitors, and staff. It is the Maintenance Technician III's duty to anticipate, identify, and correct any and all problems involving the property and to assist in the implementation of procedures to prevent such problems. In the absence of the Maintenance Supervisor, the Maintenance Technician III will assume all maintenance responsibilities. An effective program of maintenance is essential in order to maintain a safe and secure environment, cultivate resident satisfaction, and protect the investment of the apartment property owner.
Maintenance Technician Job Responsibilities:
+ Schedules and performs routine preventative maintenance on all appropriate equipment and tools as directed by Maintenance Supervisor and Community Manager.
+ On-call for emergencies on a rotation with the maintenance team.
+ Diagnoses and performs minor or routine maintenance and repairs within homes and throughout the property.
+ Assist Maintenance Supervisor in development of all subordinate maintenance staff.
+ Inspects and helps coordinate all needed make-ready repairs and services.
+ Changes locks and makes keys.
+ Assists in keeping grounds neat and free of litter.
+ Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary.
+ Assist Maintenance Supervisor with maintaining adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
+ Performs any additional duties assigned by Maintenance Supervisor and Community Manager.
+ Contributes to a positive team environment and happy resident base.
Maintenance Technician Qualifications:
+ Prior maintenance experience in property management preferred, but not required
+ Proficient in unit turns and appliance repair is a plus
+ Excellent customer service and communication skills
+ Strong team player
+ Willingness to learn and take initiative on tasks and projects
+ Weekends may be required
+ Must have valid driver's license and automobile insurance coverage
+ Supply their own tools

Physical Requirements
+ This position requires the ability to stand and walk or sit alternatively depending on the specific needs of the day. Estimated 50% of time is spent on feet and 50% spent sitting at desk.
+ Constant need to type, write, & grasp (working at a computer and answering phones)
+ Occasional need to bend/stoop/squat, climb stairs, push or pull, and reach above shoulder (cleaning up litter, putting out advertisement sandwich boards, put out balloons, open doors, pick up and move items)
+ Ability to lift/move/push/pull up to 150 lbs on occasion with a frequent need to lift/push/pull 25 lbs - 75lbs and be on your feet a majority of the day
