Maintenance Technician

Summary
Perform facility maintenance for CDS Wolf Life Transition Center, residential and day programs, as well as other CDSLT sites. Respond to emergency and safety concerns immediately. Perform maintenance, repairs, and renovations as needed. Ensure the appropriate sprinkler, security, and fire alarm systems are in place. Ensure the effective and safe operation of all mechanical equipment at CDS Wolf Life Transition Center, residential, day programs, and other CDSLT sites.
Essential Job Functions:
+ Immediately investigate and inform supervisor of all emergencies, safety concerns, and accidents. Make assessment of situation and implement approved action plan.
+ Assess CDS Monarch physical plant sites as required. Make recommendations for repairs or renovations.
+ Perform general building and residential maintenance, repairs, and renovations including but not limited to plumbing, electrical, painting, cleaning, flooring, carpentry, roof repair, landscaping, furniture moves/relocation.
+ Maintain fire alarm, sprinkler systems, and security systems ensuring compliance with appropriate codes
+ Provides emergency on-call coverage for all facilities.
+ Adhere to and enforces all components of OSHA and OPWDD regulations as well as local and New York State building codes.
+ Perform Facility Audits as assigned.
+ Work with outside contractors to secure bids for facility projects.
+ Completes all other duties as assigned by supervisor.
Knowledge, Skills, and Abilities:
+ Ability to work independently on projects and meet allotted timeframes.
+ Ability to communicate effectively, both orally, in writing and via email.
+ Work a flexible work schedule to accommodate assigned tasks and responsibilities.
+ Complete all job responsibilities within a 40 hour work week unless prior approval is received for overtime.
+ Informs supervisor in advance of any obstacles preventing job responsibilities from being completed in a timely manner or within a regular 40 hour work week.
+ Must meet requirements to drive an agency vehicle.
Education and Experience:
+ High School diploma or equivalent.
+ Five years’ experience in facility/building maintenance required.
+ Certifications (HVAC., Electrical, Plumbing, Pool, etc…)
+ Must be at least 18 years of age.
+ Must meet CDS Monarch Vehicle Operator requirements.
Physical Requirements/Working Conditions:
+ Ability to lift at least 50 lbs. dead wait.
+ Must be able to work in environment where there is repeated walking, stooping, bending, lifting above shoulder level, and crawling. Also, must be able to work in outside environment in inclement weather.
+ Ability to turn/twist upper body.
+ Able to use hand repetitive action for fine manipulating, keyboarding and typing.
