Description of Job
This position supervises one of the Structural Trades Maintenance Units. The unit is responsible for the structural trades related maintenance of all interior and exterior areas of campus buildings and student life buildings. This includes the application of roof coatings, minor roof repair, interior and exterior painting, complete maintenance of all ceiling and flooring systems, furniture repair and maintenance, fixtures, basic door and window maintenance, and preventative maintenance duties as assigned by the Building and Grounds Division Manager. This position shall determine appropriate purchases of materials, assign work orders, evaluate employee performance and provide training as required. Duties also include complete oversight responsibility for daily preventative maintenance operations and the timely completion of Residence Hall preparations.
Duties include:
A. General Structural Trades Supervision:
+ Prioritizes, assigns, and supervises structural trades and building services for all allocated facilities, ensuring timely and accurate completion of tasks.
+ Manages work order requests, delegating them to appropriate technicians based on departmental needs, skill levels, and work order priority, while maintaining alignment with Mines’ goals and policies.
+ Follows up with technicians to verify work order completion, accuracy, and quality of data entry.
+ Coordinates with the grounds supervisor to assign employees to snow removal tasks, monitors progress, and ensures all assigned areas are clear.
+ Resolves employee performance problems, disputes, and informal grievances and initiate corrective actions as needed
+ Conducts follow-up meetings with customers to ensure satisfaction, resolve complaints, and maintain a high level of customer service.
+ Provides oversight for daily preventative maintenance operations, requested work and assigns staff to snow removal duties as needed.
+ Supervises compliance with all institutional and statewide policies, ensuring safety, efficiency, and operational excellence.
+ Oversees adherence to performance management plans, schedules, and project objectives for the structural trades team.
+ Exercises discretion in addressing workplace challenges, ensuring decisions are fair, transparent, and consistent with institutional policies.

B. Asses Structural Trades Needs For All CSM Owned Properties:
Assesses maintenance and repair needs across CSM-owned properties, assigning technicians for inspections and compiling findings into actionable recommendations. Develops cost estimates for repairs, materials, and supplies using approved procurement systems and presents recommendations to the Area Manager.
C. Employee Performance Management and Leave Tracking:
This duty involves managing the performance evaluation process and leave tracking for staff. Responsibilities include developing performance plans, providing constructive feedback, identifying training needs, and ensuring compliance with institutional policies regarding attendance and leave. The position ensures accurate and timely tracking of employee performance and leave, promoting a positive and productive work environment while addressing gaps in skills and performance.
Please note: this position reports to campus Monday - Friday, 7:30am - 4:30pm.

MINIMUM QUALIFICATIONS:
Experience Only:
Must be a current Colorado School of Mines employee at time of application.
Six (6) years of relevant Structural Trades experience, which included (experience must be documented in "Job History" section of application) :
+ Advanced knowledge of painting, drywall repair, carpentry, masonry, welding, door/hardware installation, and general building maintenance
+ Experience with materials procurement, worksite safety, and compliance with industry standards.
+ Demonstrated ability to supervise, train, and mentor a team of Structural Trades professionals.
+ Experience in scheduling, prioritizing work orders, and overseeing projects from start to finish.
+ Ability to read and interpret As-built drawings, O&M Manuals and specifications.
+ Familiarity with CMMS (Computerized Maintenance Management Systems) for tracking work orders and project progress.
+ Experience in budgeting, resource allocation, and vendor coordination for maintenance and construction projects.
