Responsibilities SUMMARY OF POSITION: Related Affordable is seeking a dynamic and results-driven Manager, Maintenance Project Management to oversee the materials, planning, and execution of garage painting and punch list repairs for the rehabilitation of 604 affordable apartment homes in San Francisco, CA. As we transform these units, we’re looking for someone who thrives in a fast-paced construction environment and can collaborate with local labor teams to ensure the successful delivery of high-quality, fully rehabilitated homes. In this pivotal role, you will be responsible for managing the logistics of materials and labor needed for various repairs and finishes while ensuring that the rehabilitation meets the highest standards. You’ll troubleshoot real-time issues on-site, engage the right parties to resolve punch list and warranty items, and ensure that all aspects of the project adhere to budget, timeline, and construction requirements. ESSENTIAL JOB FUNCTIONS: Oversee the procurement and management of materials required for garage painting, punch list repairs, and other rehabilitation tasks. Review and manage punch list items, coordinating with local tradespeople to ensure all repairs and final touches are completed in a timely and effective manner. Proactively identify and troubleshoot issues within residential apartments, collaborating with contractors and team members to resolve problems quickly and effectively. Build strong relationships with local construction labor teams, influencing them to deliver quality rehabilitated units that meet all construction requirements and deadlines. Make key decisions regarding the engagement of the right parties for repairs and warranty items, ensuring the final product meets all quality standards. Maintain high standards of workmanship and quality throughout the rehab process, ensuring compliance with safety regulations, company policies, and affordable housing standards. #rmc #affwest Qualifications POSITION REQUIREMENTS / QUALIFICATIONS: Previous experience in construction, project management, or maintenance management, especially in affordable housing, is highly desirable. Ability to perform and oversee basic drywall and painting tasks as part of apartment rehabilitation projects. Familiarity with hardware installation for maintenance and repair work (e.g., door hardware, cabinet fixtures). Strong problem-solving skills to identify issues quickly and efficiently in a residential setting. Ability to organize and manage multiple moving parts, ensuring all tasks are completed on time and within budget. Excellent communication and people skills, with the ability to influence, lead, and collaborate with contractors, team members, and vendors. Strong focus on quality control and delivering the highest standard of work on every project. Ability to work collaboratively in a team-oriented environment.
