Maintenance Manager

POSITION SUMMARY:

The Maintenance Manager reports directly to the Plant Manager and oversees the physical operation of the plant and all electrical, hydraulic, pneumatic, and mechanical equipment therein, including the facilities’ structure and appearance. Installs, maintains, repairs, and re-locates all mechanical aids such as cranes, hoists, air lines and drops, power tools, chop guns, spray booths, etc. Services and maintains all vehicles charged to the plant, such as cars, trucks, forklifts, tractors, stills, and lawn mowers. Manages capital expenditure projects associated with new/replacement equipment needs within the plant. Oversees the proper handling and disposal and record keeping of hazardous waste generated in the operation of the plant. Collects, distills and ships used acetone and subsequent still bottoms and other hazardous materials. Requires contracting or working with outside specialists in some areas, such as building contractors, electrical contractors, environmental specialists, and various inspectors to ascertain that all equipment meets regulatory standards. Maintains security surveillance as directed by Plant Manager. Provides all facets of supervision to the maintenance/housekeeping/security/tooling staff.

ESSENTIAL FUNCTIONS:

Oversees all tasks associated with the maintenance of buildings and grounds, including renovations, equipment, expansions, and improvements.

Receives and reviews requests for maintenance and prioritizes maintenance activities based on urgency and availability of resources.

Inspects building and grounds regularly to identify current and potential maintenance needs.

Maintains records and documentation related to repairs made.

Oversees entire life cycle of capital projects from specification to materials purchasing.

Manages the work of technical maintenance staff, contractors, or subcontractors.

Responsible for fixed asset inventory management and audit.

Responsible for keeping the Plant environmentally compliant.

EXPERIENCE/QUALIFICATIONS:

Minimum Degree Required: High School Diploma

Experience: 5 years in site Maintenance Management

KNOWLEDGE, SKILLS, AND ABILITY:

Advanced ability to drive strategic direction

Advanced skill in oral communication

Advanced skill in decision making

Advanced ability to develop and mentor others

Considerable ability to effectively plan and delegate the work of others

Basic skill in editing documents for correct grammar

Basic skill with Microsoft Office Suite

TRAVEL REQUIREMENTS:

N/A

PHYSICAL REQUIREMENTS:

Regular computer work, walking, standing, lifting up to 50lbs.


INDEPENDENT JUDGEMENT: 

Develops objectives and general policies and procedures for a specific program or functional area of responsibility within general scope of established operational goals and plans. Day-to-day work and decisions do not require direction or review by immediate supervisor. End results are reviewed by supervisor.
