Lead, Global Real Estate

The Administrator of Global Real Estate is responsible for leasing, designing, planning, constructing, expanding, modifying, operating, and maintaining offices and facilities within the assigned region. Additionally, they provide assistance and support to the department in delivering these services at locations worldwide

What You Will Do:

Develop and direct a global real estate/facility management program to provide reasonable consistency and appropriateness of leased facilities, i.e., space, image, safety, etc., for office and facility locations. Responsible for the acquisition, design and renovation/construction of these leased properties. Follows and encourages compliance with the global real estate acquisition process as outlined in EtQ. Maintain, update, and keep current the company’s central repository for real estate agreements and financial commitments. Assist in selecting real estate brokers to represent the company in lease negotiations.  Manage the activities of the real estate brokers selected. Specifies and assists in acquiring furniture for regional headquarters and field locations following established standards and basic ergonomic guidelines. Ensures that facilities are maintained in a quality manner to provide a conducive working environment for our employees. Serves as liaison between company and property owner/management entity when necessary; directs and assists local company employees in this effort.  Responsible for global office building security and access control.   Assists in negotiations with outside vendors for building-related services, such as:  Assists in developing annual operating and capital budget projections for real estate and facility projects. Identifies opportunities for cost reduction, containment or avoidance. Maintain familiarity with related quality processes and procedures. Submit recommendations for updates or revisions as needed to Director, Facilities and Real Estate. Vice President of Human Resources. Maintain documents, forms and attachments in EtQ.  Ensure compliance with International Building Code (IBC), Fire Safety regulations (NFPA 72) and related health and safety regulations as mandated by OSHA and ADA or local equivalents.

What You Will Need:

Education and Experience

Bachelor’s Degree in Business, Construction Management, Architecture or equivalent experience.  Typically requires 8 or more years of previous related experience.  Previous facility management and real estate negotiation/transaction experience required.

Knowledge, Skills, and Abilities

Ability to work with various levels of personnel within the organization in a courteous and effective manner. The supervisory skills to organize, plan, and direct the work of others. Ability to respond to internal and external customers.  Excellent organizational, communications and computer skills.  Proficient in managing multiple tasks, flexible in accepting additional responsibilities, and adept in exercising discretion, and setting priorities. Strong interpersonal skills with ability to work with various levels of personnel within the organization in a professional and effective manner. Ability to obtain a working knowledge of the ABS Health, Safety, Quality and Environmental Management System.

It Would Be Nice If You Had:

Supervisory skills and experience are strongly preferred.

Reporting Relationships:

Reports to a Director level position or above and may have individual contributor direct reports.
