Responsibilities/Qualifications

National homebuilder with a superb reputation as a leader and innovator in the industry is seeking a Land Manager for our Raleigh, NC Division.

 

In this position, you will be responsible for site identification, feasibility analysis, acquisition and design
development sufficient to meet the current needs and planned growth of the division. In addition,
he/she is responsible for all land development of projects including coordination, the entitlement,
permitting and coordinating of all physical improvements.

 

We are looking for a self-starter with a proven track record motivated to make an immediate impact.

 

Some Key Duties and Responsibilities:

Assist the Division President in maintaining an ongoing 5-year strategic forecast for lot and
land acquisitions. The forecast should be based upon the strategic plan written by the
Division President with the Regional President’s approval.Meet with developers/landowner(s) and negotiate favorable purchase terms that satisfy the financial requirements of a successful development. Responsible for making creative deal structures.Identify potential lot purchase opportunities by regularly reviewing monthly planning board
meeting agendas and/or minutes for areas of interest and by being aware of development
activity in each sub-market.Prepare a detailed project financial proforma. Monitor all zoning, engineering, permitting and
miscellaneous approval costs to assure that they fall within budgeted amounts. Work with outside engineers and in-house resources to assure that project budget is
complete, accurate and falls within desired budget for a financially successful community.Schedule and supervise all land development activities, including the work of general
contractors, engineers, utility providers, landscape architects, etc.Work with Division President to complete Land Division budget annually.

Knowledge and Skills:

College degree, Urban Planning, Land Development or related degree preferred
Good computer skills including MS Office, strong Excel skillsExperience with preparing and maintaining budgetsPrevious experience in land development and entitlement
Familiar with local entitlement processes helpfulContract negotiation and contract management experience
Excellent written and verbal communications skillsExperience in residential land planning, site development and associated costsDetail oriented  with the ability to deal with complex situationsMentorship mindset

The ideal candidate will have experience in land development and experience with a major homebuilder.
