What this job involves: As an HVAC Maintenance Planner, your primary objective is to guarantee that all necessary work and repairs for the facility are executed efficiently, cost-effectively, and within specified timelines, while minimizing disruptions to overall facility operations. In this role, you will collaborate closely with clients to clearly define the scope of work, accurately assess labor and time requirements, and procure the essential tools and materials for each job. You will also leverage your expertise in interpreting data from the CMMS work order system, specifically Maximo, to facilitate seamless planning and execution. Your successful coordination and meticulous attention to detail will contribute to maintaining optimal facility performance.
What your day-to-day will look like:
Prioritize all work requests received through Maximo based on client’s needs, equipment criticality, and location.Visit job site and/or meet with client for planning clarification and work scope review.Estimate required labor resources and labor hours for execution of the work request.Create job plan packages including material, job steps, and permits.Document activities required for completion of work order and enter details into the CMMS system (Maximo).Obtain the materials needed through the preparation and submittal of material requests, ensuring that prompt service is provided, and each work order is expedited as quickly, proficiently, and cost effectively as possible.Contact outside contractors, obtain quotes, Purchase Orders, and manage work through to completion.Work closely with clients to understand their HVAC maintenance and repair needs and define the scope of work for each job.Develop detailed maintenance plans and schedules, ensuring that all necessary work is executed efficiently, cost-effectively, and within specified timelines.Assess labor and time requirements for each job, and coordinate with the necessary technicians, contractors, and vendors to ensure the availability of resources.Collaborate with vendors and procurement teams to purchase the required tools, equipment, and materials for HVAC maintenance and repairs.Utilize the CMMS (Computerized Maintenance Management System), specifically Maximo, to interpret data from work orders, track progress, and ensure seamless planning and execution of maintenance tasks.Produce regular reports on maintenance activities, including job progress, resource utilization, costs, and any deviations from planned schedules.Assist with budget planning and management for HVAC maintenance activities, ensuring cost-effective utilization of resources.Ensure compliance with all relevant regulations, codes, and safety standards during the planning and execution of HVAC maintenance tasks.Identify and implement process improvements to enhance the efficiency and effectiveness of HVAC maintenance planning and execution.Perform monthly building audits.Assist management in various duties.Desired or preferred experience and technical skills:
Associate degree in a relevant engineering discipline, preferred.7 years of experience in maintenance/operations of facilities or utilities with applicable skilled trade requirements.5 years of experience implementing maintenance repair activities in a process and building services environment, preferably in the pharmaceutical industry.At least three years working in Bio-Pharmaceutical industry a plus.Required Skills and Experience:
High School Diploma or equivalent.Experience with planning and scheduling of maintenance activities.In-depth knowledge of HVAC systems, their maintenance, and repair requirements, as well as understanding of industry best practices.Familiarity with computerized maintenance management systems (CMMS), preferably Maximo, and the ability to effectively interpret and analyze data from these systems.Strong organizational skills, attention to detail, and the ability to effectively plan, prioritize, and coordinate multiple maintenance tasks and resources.Proactive approach to identifying and resolving maintenance-related issues, with the ability to troubleshoot and make decisions under pressure.Excellent verbal and written communication skills to collaborate effectively with clients, technicians, contractors, and vendors.Ability to analyze maintenance data, identify trends, and recommend improvements to optimize maintenance planning and execution.Ability to work collaboratively with a diverse team, including technicians, contractors, and other stakeholders, to achieve common goals.Strong time management skills to ensure that all maintenance tasks are completed within specified timelines.Commitment to maintaining high-quality standards in HVAC maintenance work and attention to detail to ensure accuracy and reliability.Prioritization of safety in all aspects of HVAC maintenance planning and execution, and a thorough understanding of relevant safety regulations and protocols.Operational knowledge of various types of building equipment (Air handlers, Fans, Pumps, etc.)Able to interact with all levels of the organization, outside contractors, technicians, engineers, the customer.Excellent time management, interpersonal & communications skills, good team player with a well-organized approach to work#BEjobs
Estimated total compensation for this position:
