What this job involves - We are seeking a Global Portfolio Strategy Lead to join JLL Consulting and lead a team of strategists in delivering real estate solutions that create enterprise value for Raytheon Technologies (RTX), in partnership with the RTX real estate team and broader JLL Account team supporting RTX.

We assist our clients in aggregating and analyzing data to drive portfolio optimization scenarios and decisions that better align with business needs and objectives. We employ the best workplace and occupancy planning strategies to enable employee productivity and minimize business disruption – while quickly responding to changing business needs.

The Global Portfolio Strategy Lead will lead strategy development in partnership with RTX, bringing the strategy function together with transaction management and occupancy planning to drive real estate portfolio optimization and achieve impactful results.  This position will report up to our JLL Consulting organization, with a dotted line reporting into the Global Transaction and Strategy lead for the RTX Account. While the position is not required to be in the office daily, travel will be required to enable face-to-face client interactions on a periodic basis.

What is the day to day?

Overall responsibility to serve as the single point of contact for the client real estate team for all global portfolio strategy activities and deliverables, in close collaboration with global leads for transactions and occupancy planning.Primary SPOC for the client pertaining to portfolio strategy activities and deliverables, responsible for setting the portfolio strategy agenda with our RTX client and providing periodic updates.Lead team to develop portfolio strategies at both an enterprise and city or metro-level, with a focus on identifying and executing upon strategies to optimize location, cost, efficiency, and customer satisfaction while accommodating business needs across the global portfolio.Identify and proactively engage appropriate stakeholders within each business along with the RTX business relationships managers (BRMs), the RTX Enterprise Real Estate Services (ERS) team and supporting corporate functions (e.g., HR, IT, Security) to provide inputs and alignment throughout the strategy development process.  Support the BRMs in engaging business unit leadership to understand business objectives, translating those into real estate objectives to drive strategy development.Coordinate across various stakeholders to organize portfolio data (headcount, seating capacity, square footage, critical lease dates, market, cost/ financial, facilities, contract, and other data) in support of strategic portfolio planning initiatives. Pull this data into standard and ad hoc reporting and presentations to support key stakeholder discussions.Investigate and analyze key opportunities across the global portfolio, noting key risks and challenges (including known contract restrictions and specialty space considerations) and supporting with high-level cash flow financials and timing estimates.  Present summary of opportunities in a format and cadence agreed-upon with ERS leadership. Support campus master planning initiatives by providing baseline data and portfolio insights, facilitating discussions with key stakeholders, reviewing scenarios and recommendations for alignment to business requirements, and helping to navigate the presentation and approval process within ERS and the business.Communicate approved portfolio strategies to ERS partners and oversee broad implementation of strategies across functional areas (TM, PM, OP) to ensure alignment between implementation teams and business direction.  Maintain opportunities in a Portfolio Plan of Record – a list of actions to be taken in the next 12-24 months for each property – it serves as the strategic plan and ensures coordination across initiatives and projects. 

Desired experience and technical skills -

Required

Ten to fifteen years of client advisory experience, with an emphasis on portfolio strategy and/or commercial real estate.Sound understanding of how real estate supports the achievement of enterprise level goals and objectives.Experience in developing and driving proactive and strategic planning processes to deliver portfolio optimization and savings, with proven business case development experience.Proven ability to present to senior leadership and clearly articulate messages to a variety of audiences.Demonstrated ability to work across business units/partners to deliver options and secure decisions.At ease operating from a blank sheet of paper- defining the program as it evolves and continuing to improveProficiency in finance and accounting concepts as well as financial modelling; ability to proof analysis to a detailed level to include cross checking, error correction and other applicable checks to ensure analysis is flawless.Intellectually curious and creative.Solid negotiation and influencing skills.Proven ability to delight clients and ensure a healthy long-term relationship.Experience balancing client demands with internal firm demands.

Preferred

MBA or other advanced degree is highly desirable.Preferred to be located in Hartford, CT or Atlanta, GA to provide on-site face-to-face consulting with the client

Estimated total compensation for this position:

185,000.00 – 225,000.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
