Financial Analyst, Real Estate Accounting

Job Description 

We are looking for an organized Analyst to anchor our Real Estate Accounting (“REA”) department.  The REA Analyst is responsible for the financial accounting processes and reporting related to the assessment of all operating leases (both real estate and non-real estate related leases) that qualify for ASC 842 treatment under U.S. GAAP. This Analyst will also be responsible for forecasting certain occupancy related activity.

This job is located at our Global Home Office in Columbus, Ohio.  

What Will You Be Doing? 

In charge of accounting, budgeting, and forecasting for fixed occupancy expenses for all brands worldwideSupporting the period-end and year-end close processes for leases and lease related accruals by preparing reconciliations for related balance sheet accountsPreparing and reviewing lease accounting schedules under ASC 842/IFRS, maintaining global discount rates and ensuring that they are appropriately applied to lease agreements with particular focus on accounting for lease terminations and modificationsUnderstanding local statutory accounting requirements for lease accounting in more than 20 different countriesWorking with global teams to establish and maintain controls necessary to capture all new leases and any modifications on a timely basisPreparing and maintaining lease accounting policies and procedures, as well as participating in training of relevant finance personnel worldwideSupporting ad-hoc lease accounting-related requests and development of new functionalities and reporting capabilities within the Company’s CoStar lease accounting systemWork as part of team responsible for delivering sales reporting to network of global landlords

What Do You Need To Bring? 

Bachelor’s degree in Business, Accounting, Finance, or related experience4+ years of relevant business experience (public accounting, audit, corporate real estate, financial operations)Must demonstrate at intermediate level understanding of accounting theory specifically U.S. GAAPAdvanced experience with Microsoft ExcelSelf-starter - able to independently learn, work & plan with minimal guidance to drive projects to conclusionOrganized with the ability to multi-task & problem solve in a fast-paced environmentMust be a strong communicator both verbally and in written form as role will have interaction with key stakeholders both internal and external to A&FExperience with lease accounting systems (e.g. CoStar), financial management systems (e.g. PeopleSoft), and forecasting system (e.g. Hyperion) would be preferred but not requiredExcels at project management and organizationWorks carefully and is diligent and detail orientedCollaborates with colleagues and has great interpersonal skillsOutstanding written and verbal communication skillsHigh attention to detail and organizational skills with a focus on operational efficiencyThrive in stressful situations and maintain calm under pressureStrong planning and problem-solving skillsAbility to analyze information and processesMotivation to develop and maintain internal and external relationshipsCommitment to ethical behavior with a willingness to adhere to all company policies and current financial legislation.
