PurposeThe Facility Manager oversees the maintenance and improvement of the 285,000 square foot Performing Arts Center building and three acres of surrounding exterior space. The position is responsible for maintaining a public facility that welcomes 400,000 guests each year. The Facility Manager leads renovation and capital projects that enhance the Texas Performing Arts guest and artist experience.
ResponsibilitiesFacility Maintenance: Work closely with the university’s Facilities team to maintain the Performing Arts Center building and surrounding exterior spaces in good condition. Ensure building systems are in working order to meet requirements of building occupants and public guests. Develop maintenance and replacement plans for building systems. Coordinate with the TPA Event Production and Fabrication & Academic Production departments on repair and maintenance of backstage and shop building systems. Coordinate with the TPA Guest Experience department on repair and maintenance of front-of-house facilities and equipment. Complete light-duty repairs and maintenance when appropriate. Coordinate UT Facilities department access to the building around event production schedules. Submit and track facility work order requests. Ensure compliance with health and safety regulations, including fire safety, building codes, and ADA accessibility. Maintain accurate records of facility maintenance and repairs. Manage the facility maintenance budget.
Facility Operations: Ensure that TPA’s facilities meet the requirements of visiting artists/productions and provide a first-class visitor experience for audience members. Provide on-site and on-call support before and during events for mission critical systems such as elevators, HVAC, and restrooms. Oversee the Building Access Control System and key management. Manage TPA’s vehicle fleet. Manage surplus property collection and transfer. Coordinate IT infrastructure requirements. Manage the VOIP telephone system. Participate in operational planning for events. Manage the asset inventory program. Negotiate and manage maintenance contracts. Coordinate with other facility personnel in the College of Fine Arts and participate in college and university-wide facility initiatives. Oversee space assignments. Maintain building space use records and provide reports as required. Maintain the facility drawing set. Manage the facility operations budget.
Capital Improvements: Serve as liaison to the university’s Planning, Design, and Construction team for TPA’s renovation and construction projects. Represent TPA in the project management process throughout the planning, design, construction, commissioning, and closeout phases. Manage specialty consultants engaged in TPA capital projects. Coordinate with TPA, COFA (including the College’s Director of Facilities), and UT stakeholders on construction, renovation, and improvement projects .

Required QualificationsAt least three years of professional experience in facility management or a related field such as construction management, property management, architecture/design, or project management.
Working knowledge of common building systems, including mechanical, electrical, plumbing, fire protection, and information technology.
Demonstrated ability to work with a wide variety of clients in a deadline-driven environment.

Preferred QualificationsExperience in a public-serving, high visitation facility.
Experience in a large organization, public institution, or higher education setting.
Experience working with centralized services (including service request systems), outside contractors, and consultants.
Ability to create and maintain computer aided drafting (CAD) plans.
Familiarity with the arts and entertainment industry.
Specialized experience in areas such as audio/visual, food & beverage, or fabrication, or theatrical production.
Experience completing renovation and new construction projects.
Budget management experience.
Other relevant professional education or credentials.
Driving RequiredThis job requires a class "C" operator's driver's license. The applicant selected must provide a current three year driving record from the current state of residence. If not currently a Texas resident, a Texas driver's license must be obtained within 30 days of becoming a Texas resident. Employees who are required to have a CDL are subject to drug and alcohol testing (pre-employment, post-accident, reasonable suspicion, random, return-to-duty, and follow-up drug and alcohol testing).
Salary Range$65,000 + depending on qualifications
Working ConditionsThis position is based in Austin, Texas and requires residence in the greater Austin area. The work location is 100% on-site at Texas Performing Arts.

Work ShiftEvening, weekend, and holiday work, including “on-call” times, are required in connection with performances and events. Working shifts may include extended daily hours in connection with performances and events. Work will exceed 40 hours per week at peak times. A compensatory time program is provided.
