Primary Purpose of the Organizational Unit Facilities Operations has the responsibility of providing a wide range of services to all administrative departments, student programs, and all academic schools and departments. Services include all aspects of corrective and preventive maintenance, operations, grounds maintenance, housekeeping, utility infrastructure maintenance and operations, business operations, safety, regulatory compliance, project management, and renovations. These duties are conducted for a campus consisting of over 100 buildings totaling 6 million gross square feet on over 275 acres. The primary purpose of this position is to provide direction for and perform repair and maintenance, both corrective and preventive, of the campus steam distribution and condensate return systems.

HIGH SCHOOL DIPLOMA OR EQUIVALENCY; OR DEMONSTRATED POSSESSION OF THE COMPETENCIES NECESSARY TO PERFORM THE WORK. SOME POSITIONS MAY REQUIRE SPECIAL LICENSES OR CERTIFICATION. Salary Grade Equivalency Key Responsibilities ________________________________________________________________________________________________________________________ Key Responsibility Steam and Condensate Systems Essential Tasks Inspects, repairs, calibrates, and adjusts pressure reducing stations to provide proper steam pressure for control devices and heating equipment. Surveys, inspects, repairs, or replaces steam traps to conserve steam. Performs routine inspection, repair, and lubrication of steam valves. Inspects steam manholes and tunnels. Verifies all safety regulations are followed. Verifies proper PPE is in place and used and that area is secured. Verifies all local and state codes are in place. Key Responsibility Preventive and Corrective Maintenance Essential Tasks Performs scheduled PM tasks on various equipment and systems. Continually evaluates PM tasks and passes recommendations to PM Coordinator. Periodically surveys buildings to identify equipment not on PM program. Initiates corrective work orders for major repairs discovered during PMs. Accomplishes corrective work orders in response to trouble calls. Reviews completed work orders for accuracy and resolves discrepancies. Reviews status of work orders with Supervisor. Inspects completed work orders for quality and customer satisfaction. Key Responsibility Heating Systems Essential Tasks Maintains water temperature to ensure sufficient building heat and domestic hot water. Repairs/Maintains steam radiators, steam traps within the building and thermostatic controls and other heating devices. Locates and repairs leaking coils in converters. Inspects and repairs circulating pumps. Key Responsibility Pump/Motor Repair and Replacement Essential Tasks Performs repairs to condensate circulating and domestic water pumps. Replaces bearings, seals, and couplings as required. Checks shaft alignment, freedom of rotation, and adjusts as necessary. Assists in the removal of motors requiring rewind service. Cleans and lubricates pumps and motors. Performs control circuitry repairs and adjustments. Maintains accurate records of parts and repair list for equipment. Trouble-shoots problems with Supervisor and co-workers Key Responsibility Welding Technologies Essential Tasks Read and interpret blueprints and/or drawings to determine the specific welding requirements. Determine appropriate welding equipment and method based on requirements. Set up equipment, materials and components required for welding in accordance to specifications. Operate additional equipment as required to support welding operation such as band saws, grinders, etc. Align components using appropriate tools, equipment and measuring devices including calipers, micrometers, clamps and braces. Weld components using manual or semi-automatic welding equipment in various positions (vertical, horizontal and overhead). Key Responsibility Administrative Essential Tasks Maintains accurate labor and material records on all work. Submits labor and material reports to shop supervisor daily. Ensures sufficient quantities of frequently used materials are on vehicle. Ensures assigned vehicle is kept clean and available for service when required. Performs other tasks as may be safely and legally assigned by supervisor. Accomplishes corrective work orders in response to trouble calls. Reviews completed work orders for accuracy and resolves discrepancies.
