Primary Responsibilities

Oversee preventive and corrective maintenance on building systems including HVAC, electrical, plumbing, and mechanical equipmentRespond promptly to service requests and emergency situationsTroubleshoot and diagnose equipment malfunctions where requiredComplete routine inspections of facility equipment and infrastructureDocument maintenance activities, parts usage, and equipment readings in CMMS (Computerized Maintenance Management System)Maintain compliance with health, safety, and environmental regulationsSupport energy conservation initiatives and sustainability practices

Vendor Management & Supervision

Escort and supervise contractors and vendors while on-site to ensure compliance with building protocols and safety standardsCoordinate vendor schedules and verify completion of work to specificationsReview and validate vendor work orders and invoicesMaintain vendor contact information and performance recordsParticipate in vendor selection processes when necessaryEnsure contractors follow all site-specific safety procedures and policiesVerify proper permits and documentation are in place before work beginsConduct post-work inspections to confirm quality standards are metMaintain security protocols during vendor access to restricted areas

Additional Responsibilities

Coordinate with vendors and contractors when specialized services are requiredParticipate in on-call rotation for after-hours emergency responseInterface between vendors and building occupants to minimize disruption

Qualifications

High school diploma or equivalent; technical/vocational training preferred2-5 years of experience in facilities maintenance or related fieldWorking knowledge of building systems (HVAC, electrical, plumbing, etc.)Ability to read and interpret blueprints, schematics, and technical manualsProficiency with hand and power toolsBasic computer skills for work order management systemsStrong problem-solving and communication skills

Preferred Skills/Certifications

Low voltage electrical license would be advantageousHVAC certification would be advantageousBuilding Automation Systems experienceExperience with preventive maintenance programsKnowledge of building codes and safety regulationsExperience supervising contractors and vendors

Physical Requirements

Ability to lift up to 50 poundsCapacity to work in various positions (standing, kneeling, climbing ladders)Work in different environmental conditions (heat, cold, confined spaces)Manual dexterity to operate tools and equipment

Work Environment

Mix of indoor and outdoor work environmentsMay require work in mechanical rooms, on rooftops, and in other technical spacesPotential exposure to noise, heat, cold, and various chemicalsMay require occasional evening or weekend work
