Facilities Preventative Maintenance Supervisor

The Preventative Maintenance Supervisor will play a pivotal role in managing the design, planning, construction and maintenance of equipment, machinery, buildings, and other critical components in ResMed facilities. This role will budget, coordinate, and schedule all facilities related work including building maintenance and modifications, equipment acquisition, installation and maintenance while focusing on responsibly managing all equipment, materials, labor, and other related costs. This role will collaborate with the broader cross functional team and will promote a “business partner” approach with the Operations team and other stakeholders.

Let’s talk about Responsibilities:

Primary responsibility for deploying and managing all facilities related activities through ResMed’s CMMS (computerized maintenance management system). The Preventative Maintenance Supervisor is expected to be the subject matter expert in the CMMS and will:work with facility technicians and coach them in the proper use of system capabilities focusing on work orders and asset managementensure work orders are properly prioritized, work completed as planned with time and costs capturedleverage the CMMS scheduling capabilities to effectively manage all demand maintenance, preventative maintenance and spare parts inventorydevelop relevant reporting based on CMMS data, e.g., technician productivity, equipment uptime, MTBF, MTTR.Oversees and directs facilities personnel and contractors engaged in conveyor systems repair & maintenance, and all building services and infrastructure including, electrical, mechanical, plumbing, HVAC systems, security, pest control, and janitorial.Management of facilities personnel: including interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.Manage facility expenses, ensuring that spending is reasonable for the value of services received and in line with the budget and forecast.Ensures that all facilities meet health & safety requirements and comply with local, state, and federal legislation.Partners with the Operations team to plan future capacity by forecasting the facility’s needs and requirements based on revenue growth and product mix.Partners with the Facilities Manager in establishing metrics, defining schedules, and managing equipment and spare parts inventory.Develop and streamline training tools & procedures for all facilities-related needs.Plan and schedules all facilities related repairs and renovations utilizing cost estimates, bid sheets, layouts, and contracts for construction and services.Inspects contractor work and installation progress to ensure conformance to specifications and requirements is maintained.Acts as liaison to public utility, environmental, safety, and energy agencies.Change management lead to ensure minimum disruption to core activities.Responsible for setup and breakdown of meeting rooms.Maintains adequate inventory of sanitary and break area supplies.Manage space assignments, including office moves & modifications, and ensure that work areas are properly equipped.Requires being on call 24hrs, 7 days a week, responding to emergency calls.Support other departments as directed by the Facilities Manager to provide furnishings and other needs to facilitate special functions.

Let’s talk about Qualifications and Experience:

Strong knowledge of engineering concepts, including MEP (mechanical, electrical, plumbing) systemsWorking knowledge of conveyor and material handling control systems utilizing PLCs, barcode scanners, photo eyes, etc.Ability to interpret schematics, blueprints, and construction drawingsExcellent prioritization and organizational skillsExcellent communication and interpersonal skillsDemonstrated team building and leadership skillsCompetent in problem solving and decision makingStrong negotiating skills.

Required

5+ years’ experience in a Facilities leadership roleBachelor’s degree in a related field, or equivalent level of education, experience, and technical certificationsMechanical and Electrical Hands-on experienceWorking knowledge of Microsoft Office applicationsKnowledge and experience in current warehouse system controls, e.g., WMS (Warehouse Management System) and WCS (Warehouse Control System)Experience in a Distribution facility.

Job Environment:

Distribution warehouse environment. Applicant will sit, walk, and occasionally kneel, crouch, crawl, and lift up to 40lbs. The noise level in the warehouse environment is usually moderate to high. Must be flexible to work varying schedules, hours, and overtime as needed.

Individual pay decisions are based on a variety of factors, such as the candidate’s geographic work location, relevant qualifications, work experience, and skills.

At ResMed, it is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case.  A reasonable estimate of the current range for this position is:

$87,000 to $131,000 USD Annual
