THE ROLE
The Facility Manager will support the facility maintenance and daily operation of the fulfillment center. This position will perform preventative maintenance and inspections of the facility and equipment. The Facility Manager must be self-directed and self-motivated with desire to understand and learn all facets of the job and must be trustworthy and accountable for all actions.
As the Facilities Manager, you will be responsible for managing all installation, repair and upkeep of the facility. Duties will include maintaining machinery, planning repair activities, and developing maintenance procedures, as well as performance  of building maintenance tasks in one or more fields (carpentry, electrical, heating, ventilation, and air conditioning (HVAC), plumbing, fire suppression , and security, etc.).KEY RESPONSIBILITIESProviding leadership, direction, and organization of day-to-day maintenance tasksPerform repairs, inspections and planned maintenance tasks as neededManaging outside service providers who perform maintenance and repairs on the building and equipmentEstablishing and managing effective standards and procedures for in-house operation and maintenance of the heating, air handling, electrical, mechanical, and plumbing systems, fire suppression and security within the Fulfillment CenterPerforming repairs and maintenance on equipment as neededFollowing all applicable safety protocolsWorking with other departments to incorporate facility changes, equipment changes, and other projects as neededSupervise and lead all maintenance processes and operationsMaintain all equipment (excluding Highjump Hardware) to ensure it’s at working standardsCreate and implement maintenance proceduresHas knowledge of understanding for potential online (Saas) maintenance system Conduct regular inspections of the facilities to detect and resolve problemsPlan and manage all repair and installation activitiesAssign repair schedules and evaluate repair cost estimatesManage relationships with contractors and service providerMonitor equipment inventory and place orders when necessaryMonitor electrical and hydraulic systems of facilities to ensure functionalityPlan and oversee all repair and installation activitiesOversee equipment stock (excluding Highjump hardware) and place orders for new supplies when necessarySKILLS & QUALIFICATIONSAir compressor inspectionsSafety walksDock door PMDock leveler PMFire pump inspectionFire extinguisher and emergency light inspectionMonthly cleaning of conveyor and facilityFacility project workReplace HVAC filtersFacility lighting maintenanceMinimum 5+ years of experience of running a facility maintenance operation Have the ability to plan and coordinate the startup and the ongoing upkeep of all aspects of the FCAbility to lead a team and partner with fulfillment center leadershipBe able to build relationships with vendors to accomplish work to be done in the FCOther tasks as assignedFULFILLMENT CENTER KNOWLEDGECustodial Recycle / Zero WasteSafety/SecurityBuilding/GroundsElectrical/Mechanical expertiseFire suppression experienceRequired inspectionsMaterial Storage experience (racking)MH equipment experiencePest ControlProject managementAbility project spending/budgetVendor relationships/maintain and build Ability to manage and deliver Project on time and on budgetKnowledge of mechanical and electrical systemsAbility to use various hand tools and power tools for construction and repairAble to lift up to 75lbsAble to work off a ladder and mechanical lifts up to 40’ above work spaceAble to complete and maintain paperwork in a neat and organized mannerKnowledge and ability to use software maintenance program (E-Maint)Must be willing to be on-call at all times (e.g. unscheduled breakdowns)Able to effectively communicate to area supervisors and managersMust be self-directed and self-motivated with desire to understand and learn all facets of the jobOpen to change and ability to help us design the role for the futureJob requires any of the following: Bending, Crawling, Wearing Safety GearMust be trustworthy and accountable for all actions
