**Lead Maintenance Technician- Temporary**
**Job Description**
We are seeking a skilled and dedicated Lead Maintenance Technician responsible for the overall maintenance of properties in the Long Beach and Cerritos area. This role ensures that all work is performed in compliance with applicable standards, policies, and regulatory guidelines to promote a safe working environment.
**Responsibilities**
+ Inspect property daily to identify potential hazards, damage, repairs, and improvement opportunities.
+ Provide coverage for properties during some weekends and holidays.
+ Perform basic repairs to plumbing, lights, door hardware, cement, flooring, woodwork, painting, furniture, and heaters in a timely and efficient manner.
+ Collaborate with other staff on larger projects requiring a team effort.
+ Order supplies and maintain an inventory of replacement parts.
+ Manage inventory control for the property.
+ Contact and oversee outside vendor repairs when necessary.
+ Generate and perform preventative maintenance programs as instructed by management.
+ Maintain internal and external lighting fixtures, including the replacement of ballasts, light bulbs, and fluorescent tubes.
+ Provide ongoing preventative maintenance to golf carts and RMUs.
+ Troubleshoot operating systems.
+ Assist the marketing department with the execution of center events, including being the point of contact for event oversight, holiday preparation, and ongoing maintenance of signage hardware.
+ Respond to daily assistance requests from management, tenants, and contractors.
+ Obtain proposals for purchase orders, service contracts, or time and materials contracts.
+ Generate contracts within a proprietary platform.
+ Assist with certificate of insurance management and compliance database program for vendors.
+ Request and organize bids from vendors.
+ Document daily progress reports and maintenance logs.
+ Be on call for after-hours emergencies.
+ Perform other duties as assigned.
**Essential Skills**
+ High School Diploma or GED.
+ Must be 18 years of age.
+ Minimum of three years of facilities maintenance experience performing basic carpentry, electrical, mechanical, and plumbing functions.
+ Ability to work independently and as part of a team.
+ Ability to read and interpret documents and comprehend instructions.
+ Ability to effectively present information to departmental management and tenants.
+ Ability to define problems, collect information, and establish facts.
+ Basic computer skills.
+ Valid Driver's License in the state of California.
**Additional Skills & Qualifications**
+ Shopping center maintenance experience preferred.
+ Must have a good driving record and will drive a company vehicle.

**Work Environment**
The work environment includes exposure to dust, dirt, and other construction hazards during site visits. The role requires the ability to climb up and down ladders and move around sites. The shift for this position is Monday-Friday from 7 am to 3:30 pm. Reasonable accommodations may be made to allow differently-abled individuals to perform the essential functions of the job.
**Job Type & Location**
This is a Contract position based out of Long Beach, California.
**Pay and Benefits**
The pay range for this position is $28.00 - $30.00/hr.
