Purpose and role of job:
The primary function is to manage Facilities Maintenance project requests.
Principal Accountabilities/ Responsibilities:
▪ Execution of small, medium, and large project requests – to include all phases (investigation, justification, scope writing, contractor bidding, negotiation, PO writing, scheduling, contractor management, quality control, documentation, etc.)
▪ Conduct contractor and crew safety training, and conduct frequent safety audits.
▪Develop necessary PM for all projects.
▪ Manage and schedule requests from project engineering group. Attend project engineering meetings to facilitate a consistent and standardized end product.
▪ Formalize a Facilities Maintenance project checklist that can be used for all projects.
▪ Work with Group Lead to determine the usage of in-house vs. contracted labor.
▪ Assist with purchasing initiatives-investigate and purchase items that are classified as “emergency” or “immediate” needs/negotiate pricing/track purchases vs. budget/write purchase orders/pick up items if necessary.
▪ Investigate and make (on-going) recommendations on use of current vendors and contractors. Continuously strive for best (value, quality, availability, etc).
▪ Effectively communicate timelines, problems, coordination, etc. with customers.
▪ Support non-project crew emergencies.
▪ Manage and track project work orders via Weblink/MP2.
▪ Provide occasional crew leadership duties (scheduling, work direction, customer interaction, etc.).
Education and experience requirements:
▪ Great work ethic.
▪ Willingness to learn, work independently, and take significant initiative.
▪ Computer skills (word processing, spreadsheet, email, internet navigation, MP2/Weblink, etc.).
▪ Excellent verbal and written communication skills.
▪ Knowledge of all FQ safety, and construction standards.
▪ Knowledge of all Facilities Maintenance responsibilities.
▪ Knowledge of purchasing protocol and negotiation skills.
▪ Organizational and planning skills.
▪ High school education.
▪ 5 Years of construction or Facilities Maintenance experience.
▪ Project management experience preferred.
▪ Prior supervisory experience.
Work Environment:
▪ Work in an environment with the potential for exposure to dust, gas, and fumes.
Physical Requirements:
▪ Occasional sitting during the day.
▪ Frequent walking/standing throughout 8 hour shift.
▪ Occasional bending, kneeling, climbing, and reaching overhead during shift.
▪ Frequent lifting or carrying of 10 lbs or less with occasional lifting or carrying of
11-50 lbs.
▪ Occasional use of hands during the workday.
▪ Frequent simple/light grasping and occasional firm/strong grasping throughout the day.
▪ Occasional driving of utility truck/vehicle.
▪ Required participation in a daily pre-shift warm-up routine.
