Summary: 

Responsible for estimating projects and other preconstruction duties for the Preconstruction Services group. This includes conceptual/schematic estimating, negotiated, and competitive bid estimates interfacing with project managers and all support teams, as well as client relations to achieve precise and accurate estimates.

Essential Duties and Responsibilities: 

Prepares commercial estimates per bid procedure including quantity take-off of self-perform and subcontract items. Prepares subcontractor trade packages & scopes of work. Reviews all plans, specifications, and Owner requirements. Prepares bid proposals, including cost breakdown, clarifications, scope, and exclusions. Processes and distribute all R.F.I.s and addenda during pricing. Prepares subcontract takeoffs for various trades. Provides value engineering ideas, pricing, and documentation. Prepares subcontractor comparison sheets for evaluation. Prepare Owner / PM bid books. Prepare call list and follow up for coverage. Support Preconstruction Manager, Preconstruction Specialists, and Preconstruction Roundtable. Maintain positive client/subcontractor relationships. This job is safety sensitive for medical marijuana purposes. All other tasks as assigned.

Education/Skill Requirements:

Bachelor’s degree or higher in a construction related discipline is desired. Minimum 1 to 5 years’ experience in the construction industry performing responsibilities equivalent to those listed above. Working knowledge and comprehension of construction drawings, documents, and specifications, as well as construction management. Effective negotiation skills. Computer Skills: Intermediate in Timberline Estimating. Intermediate in Planswift or other on-screen takeoff applications. Intermediate in Microsoft Office Applications (Word, Excel, and Outlook). Intermediate level understanding of digital images (how to open, view, customize, and print them). Abilities Strong organizational skills, flexibility, and the ability to prioritize work assignments. Extreme attention to detail. Excellent written and oral communication skills. Availability to work extended hours as required by project schedules or urgent circumstances. Ability to travel throughout all areas of construction sites during all phases of a project. Leadership and motivational skills. Handles oneself with professionalism during stressful situations. Maintains positive attitude and morale. Interacts effectively with all members of the company and all outside associates. Completes responsibilities diligently. Thinks big picture and considers long‐term implications of ones’ actions. Works independently, exercises discretion, applies common sense and makes competent decisions. Constantly analyzes for ways to improve individual and/or company performance. Team player and ability to foster team relationships. Key solution provider. Ability to deliver a safe and committed team culture and meet project targets and priorities.

Physical Demands:

Ability to continuously sit, stand, or walk. Ability to bend, squat, climb stairs, and lift frequently. May lift and carry heavy objects 5 -25 pounds frequently, 25- 50 pounds often, 50-100 pounds occasionally. Stoop, kneel, crouch, or crawl in awkward positions continuously
