**Job Type:** Regular **Time Type:** Full time **Work Shift:** Day (United States of America) **FLSA Status:** Exempt **When you join the growing BILH team, you're not just taking a job, you’re making a difference in people’s lives.** Supervises and directs maintenance, housekeeping and laundry functions to maintain the grounds, facility and equipment in a safe clean and efficient manner. Ensures these departments operate according to The Herrick House policies, procedures and standards, and that all resident and staff, housekeeping, maintenance and laundry needs are met. Knowledge of maintenance, housekeeping and laundry functions and techniques, OSHA standards and state and local fire code and other safety regulations are required. The ability to develop and manage budgets, purchase cost-effectively, and work with outside vendors and contracts is essential. **Job Description:** **Managerial Responsibilities:** + Responsible for overseeing that the Environmental Services and Maintenance Departments operating in accordance with state and local regulations and The Herrick House policies and procedures + Determines adequate staffing needs and develops a work schedule for the Laundry, Environmental Services and Maintenance Departments + Interviews and hires staff for designated departments + Develops, implements and maintains an effective department orientation program for Laundry, Environmental Services and Maintenance Departments and submits appropriate paperwork to Director of Business Services + Assures that all staff under Director’s supervision is knowledgeable of all facets of residents’ rights and assisted living + Evaluates Facilities Management Department staff to ensure services provided meets the needs of residents and standards of The Herrick House + Assists with marketing of the residence as needed, providing tours to include an explanation of occupancy procedures + Performs weekly timekeeping duties for self and Facilities Management Department + Completes performance appraisals for all staff on a time basis **Financial/Budgetary Responsibilities:** 1. Develops annual departmental budget Environmental Services and Maintenance. Budget is detailed by sub-account 2. Develops departmental capital budget 3. Coordinates with Executive Director, the timing of scheduled capital budget purchases 4. Reviews and authorizes all invoices for payment ensuring all charges for services are correct 5. Submits monthly budget variances to the Executive Director 6. Stays within established budget Participates in expense reductions as required 7. Submits monthly housekeeping and maintenance charges to the Director of Business Services **Environmental Services Responsibilities:** 1. Supervises and directs the cleaning of all resident rooms, common areas, offices, hallways, bathrooms, including carpets and furniture 2. Maintains proper inventory levels for housekeeping and laundry supplies 3. Oversees infection control standards for housekeeping and laundry departments **Maintenance Responsibilities:** 1. In collaboration with the Maintenance Supervisor, negotiates and manages outside bids for maintenance contract services 2. In collaboration with the Maintenance Supervisor, compares prices for supplies to get best price 3. In collaboration with the Maintenance Supervisor, oversees the work of all outside vendors when working in and around the building and grounds to ensure established standards are met 4. Participates in the continual re-evaluation of the capital needs assessment 5. In collaboration with the Maintenance Supervisor, assesses need for projects (in-house vs. outside contractor) 6. Ensures residence grounds are maintained in good condition and coordinates the purchasing and planting of seasonal plants and flowers 7. Ensures grounds are safely plowed, shoveled and sanded during inclement weather 8. Ensures building is maintained in good repair and all preventative maintenance programs are in place 9. Supervises repair of all apartments and common areas including plumbing and heating equipment 10. Manages and maintains records of all inspections including elevators, sprinkler system, boilers and fire alarms 11. Works collaboratively with the Business Office Associate to maintain Certificate of Liability for required vendors **Safety Officer Responsibilities:** 1. Trains and advises the facility regarding safety protocols to ensure compliance with federal, state and local regulations, to include the Occupational Safety and Health Administration (OSHA) and the Environmental Protection Agency (EPA) 2. Conducts regular routine inspections on building and equipment for compliance with general and specific safety standards; reports non-compliance and/or hazardous conditions and recommends remedial action as appropriate 3. Develops and implements on-site environment, heath and safety protocols and procedures in accordance with regulatory requirements 4. Conducts on-site investigations of accidents and incidents involving fire, hazardous materials, unsafe situations and/or non-compliance issues, prepares reports and makes recommendations for procedural changes as necessary 5. Develops and implements on-site safety environment and/or emergency management programs, designed to respond to individual situations and to improve overall safety conditions 6. Develops and maintains detailed manual and/or automated records to include locations and inspections of potentially hazardous areas 7. Keeps up to date on current federal, state and local legislation regulation changes and changes to fire safety codes and manuals; maintains knowledge of current and emerging issues and trends in areas of specialty **As a health care organization, we have a responsibility to do everything in our power to care for and protect our patients, our colleagues and our communities.
