Job Description Summary

As a Director, you'll lead a team of Apartment Managers and staff in managing a growing portfolio of apartment projects.

Job Description

Key Responsibilities: 

Collects, reviews, and evaluates monthly, quarterly, and annual financial data, providing high-level updates to leadership.   

Prepares and analyzes reports, including income statements, concession compliance, marketing/leasing, renewal plans, and turnover data. 

Collaborates with Apartment Managers to assess financial performance and develop/manage annual property budgets. 

Coordinates property condition assessments with Nationwide Realty Management, recommend capital needs, and inform leadership of major maintenance issues.  

Leads monthly property walks with Property Managers, attends quarterly walks with the AVP to assess the needs of the assets. 

Assesses market and industry trends, providing proactive recommendations to leadership and other internal partners. 

Collaborates across departments to enhance processes and procedures for accurate reporting and office efficiencies. 

Evaluates and recommends improvements to apartment policies and procedures to enhance performance and efficiency. 

Optimizes site-level technology through training tools and on-site training, becoming a product expert. 

Provides direction and leadership to managers regarding all on-site activities including staffing/employee issues 

Support Property Managers on resident-related legal issues, escalating to the AVP as needed. 

Ensure annual site audits are conducted and monitor corrective actions. 

Participates in Nationwide Realty Investors’ consolidated purchasing initiatives. 

Assists the AVP in coordinating development transition and lease-up activities. 

Collaborates with the AVP to set goals for Apartment Managers based on company priorities. 

Establishes training materials and identify industry training opportunities to strengthen the team and contribute to engagement of associates. Reviews and recommends updates to procedure guides to enhance resident experience and employee training. 

Monitors and reports property goal progress to the AVP. 

Ensures compliance with state tenant/landlord laws and state, local, and Federal Fair Housing laws. Ensures compliance with all Nationwide Realty policies and procedures.  

May perform other responsibilities as assigned.  
 
Reporting Relationships: Reports to AVP, Apartment Management. Leads a team of approximately 15 direct and indirect reports.   
 
Typical Skills and Experiences:  

Education: Undergraduate degree in business, real estate, or related field preferred. 

License/Certification/Designation: Apartment management designation such as Certified Apartment Manager (CAM) preferred. 

Experience: Typically, eight or more years of leadership experience including five or more years of property management experience and three or years training experience.  

 

Knowledge, Abilities and Skills: Strong financial acumen with the ability to read and analyze financial statements. Excellent communication skills and the ability to collaborate effective across departments.  Proven leadership and relationship building skills.  Ability to establish, create and implement training materials.  Must have solid understanding of state tenant landlord law, federal and local fair housing laws.  

Other criteria, including leadership skills, competencies and experiences may take precedence.  
 
Staffing exceptions to the above must be approved by the hiring manager’s leader and HR Business Partner.
