Primary Purpose of the Organizational Unit Facilities Operations has the responsibility of providing a wide range of services to all administrative departments, student programs, and all academic schools and departments. Services include all aspects of corrective and preventive maintenance, operations, grounds maintenance, housekeeping, utility infrastructure maintenance and operations, business operations, safety, regulatory compliance, project management, and renovations. These duties are conducted for a campus consisting of over 100 buildings totaling 6 million gross square feet on over 275 acres. Position Summary This position is responsible for overseeing personnel and procedures of all activities within their respected Building Services unit as building and departmental needs dictate. Responsible for crew leadership in the absence of the building services supervisor. To maintain clean and sanitary conditions in all academic, athletic, and administrative buildings on the campus of the University of North Carolina Greensboro. This includes but not limited to general and detail cleaning in campus facilities, special projects such as event coverage and setups, detail cleaning, furniture and supply moves, customer service and floor care projects.
This position is a mandatory position as defined in the Adverse Weather and Emergency Event Policy. Minimum Qualifications
b) Exterior Building Projects: Responsible for outside areas (including porches) up to 25 feet from any building entrance. This includes outdoor waste receptacles, cigarette urns, pressure washing, leaf blowing/sweeping and aids in the evaluation of snow removal needs.
c) Moves: Coordinates with customer and communicates with supervision to ensure customer satisfaction. Utilizes departmental labor-saving equipment to ensure safe and effective transportation of university property. Adheres to the Departmental Moving SOP, especially in regards to evaluating the weight, time, number of items to be moved and availability of an elevator within the facility.
Floor Care:
a) Carpeted Floor Areas: Performs daily floor care tasks as assigned such as vacuuming and stain prevention. Performs periodic floor care tasks to include, but not limited extraction, bonneting and other processes deemed necessary or assigned by supervision.
b) Hard Surface Floor Areas: Dust mops daily and mops as scheduled to remove excess dirt and to preserve finish. Cleans baseboards regularly or as scheduled by supervisor. Use of labor saving equipment (scrubbers) is required if the equipment is available.
c) Periodic floor maintenance: stripping, top scrubbing, refinishing, and other related tasks as assigned by supervision.
Supply/Inventories:
1. Delivery of Supplies: Expected to deliver supplies, stock custodial closets and wash zone laundry as assigned by supervision.
2. Inventory of Supplies: Supply levels should be monitored weekly and reported to Zone Supervisor regularly or as requested.
Project/Task Leadership:
a) Oversight: Personnel and procedures as directed by the Zone/Shift Supervisor to help maintain clean and sanitary conditions in all academic and administrative areas.
b) Assist in Direction: Assist in the direction of various working crews/zones and delegate work assignments as directed by supervision.
c) Policy and Procedures: Utilize a working knowledge of departmental policies, practices and procedures to accomplish departmental goals.
d) Departmental Deficiencies: Identify areas of improvement to help the zone supervisor and the department become more effective. Key Responsibility Cleaning Responsibilities Essential Tasks General Cleaning: Expected to perform general and detail cleaning in private and public areas to include (but not limited to) hallways, stairwells, elevators, restrooms/locker rooms, entrance areas, lobbies, gymnasiums, classrooms, lounges, auditoriums, dressing rooms, offices, suites, housekeeping areas and other areas per the assigned cleaning routine or as assigned by supervision. Safety: Understands, notifies, and reports safety hazards and corrective actions that must be taken regarding the accident, as required by OSHA. Training: Completes professional development instruction each fiscal year as directed. Daily cleans and sanitizes all fixtures, showers, floors, exterior of dispensers’ door push and kick plates, restroom receptacles, partitions and rails. Cleans floor drains and sink drains daily using chemicals restricted to Supervisors only. Monitors stairwells, entrance areas and common areas for cleanliness. Dust mop and damp mop as needed. Vacuums carpets in common areas and entrance mats as needed. Regularly checks for and cleans wall spots. Performs high and low dusting.
