Construction Project Specialist 

Job Information: 
Location: Will report to corporate office in Barnegat, NJ but position does require traveling throughout Central and Southern New Jersey. Must have valid drivers license and reliable transportation. 
Schedule: Monday-Friday 8 hour days

Construction Project Specialist Job Duties:  Will report to Field Operations Manager/ Project Manager Pre-Construction: Utility Coordination  Work closely with local and regional utility providers to determine service feasibility for new multifamily developments and secure will-serve letters. Prepare and submit all required utility applications and supporting technical documentation in alignment with project timelines. Track submission progress and manage the receipt of utility distribution designs, easement documents, and contractor agreements. Coordinate internal execution of final utility documents, ensuring timely signatures, payments, and delivery to the appropriate utility companies.

Post-Construction: Performance/ Maintenance Bond Release

Oversee performance and maintenance bond reduction and release processes for newly completed apartment communities. Address punch-list items and resolve any deficiencies noted by city, county, or other jurisdictional inspectors. Schedule and coordinate re-inspections to ensure full compliance with approved civil plans and local development standards.

Post-Construction: Construction Liaison to Property Management

Act as the primary liaison between the construction team and onsite property management staff following project turnover. Conduct regular walkthroughs and meetings with the Maintenance Manager, Property Manager, and Field Operations to identify construction-related concerns affecting resident experience. Coordinate and schedule necessary repairs with approved contractors, ensuring prompt response and minimal disruption to residents. Monitor progress and quality of all work, following up to ensure successful resolution and securing final sign-off from property management teams.
Construction Project Specialist Job Requirements:  Strong understanding of wood-frame construction for multifamily housing. Basic knowledge of land development and site work. Experience working with engineers, architects, consultants, and utility providers. Able to manage multiple projects and meet deadlines. Comfortable using Microsoft Outlook, Word, and Excel. Maintains professionalism under pressure and treats others with respect. Focused on quality and continuous improvement. Meets deadlines and consistently delivers work efficiently.
