About the Role

As a Construction Project Manager in the Expansion function, you will lead, manage and organize construction projects  including key City, Brand City and Global Flagship stores, with a high level of professionalism and according to routines, company policies, guidelines and local legislation. You will prepare and present budgets and business cases, follow-up on cost and suppliers to secure financial transparency, drive tendering and contracting for your projects and coordinate design, execution and logistics for your projects. Through strong teamwork and clear communication, you secure that relevant stakeholders receive needed information on time.

This field-based role reports to our Sales Market Construction & Facilities (C&F) Manager USA-CA-PR and is based out of our Los Angeles Support office.

A Day in the Life

Secure value engineering and value planning on each step of the project processSecure that contractors and partners are working in line with our Code of Ethics and Code of ConductOrganize regular meetings with business partners & reinforce the importance of our policies and overall expectationsSecure that the stores are built in line with the general/local building specifications, instructions & interior specificationsSecure that Health & Safety requirements are in place and followedSecure internal routines and strengthen communication between departments in respect to projects’ planning and executionUse value planning in all processes, lower costs but maintain high qualitySecure investment budget and follow up on both Net & Gross investmentsPrepare and present budgets and business casesSecure detailed research & preparation for budgets according to the 5 Step ProcessOptimize project planning in order to minimize installation, labor and other costsSecure that forecasted figures are matching actuals & final invoicing of projects in IPS/LIMA (Property Management System)Optimize planning and follow up tools, drive improvement actions and share best practice with colleaguesUnderstand change orders & their origins, challenge them and provide alternative solutionsEnsure invoices are reflecting the contractual amounts and that payments are made according to invoice scheduleRun projects in line with routines and secure financial transparency for all projectsFollow up on the payment of landlord contributionsKeep project budget within forecasted figures and challenge change orders if they occurUpdate IPS/LIMA on a regular basisSecure that project documentation is in place and saved according to guidelinesPartner with Regional Procurement Specialist, C&F Manager and Business Controller C&F in order to determine budgets, conduct tenders, evaluate bids and select contractorsSupport Procurement Specialist in prequalifying new companies on a regular basis according to PQQ guidelines and secure a solid pool of contractorsReview contracts and secure that project/country specific risks are covered; secure that execution and payments schedules are attached and that the contracts are signed according to approval rightsEnsure that contracts and/or appendixes to frame contracts are signed prior work commencementFollow up on contractual milestones and notify contractors in case contractual obligations are breachedEnsure that the stores are designed & built-in line with the general/local building specification, guidelines & interior specificationsFollow up on the construction process and secure deadlines & quality standardsLiaise with consultants and authorities in order to receive all necessary permitsManage the hand over process with landlords & contractors together with leasingEnsure that all interior needed for a project is ordered and delivered on timeCoordinate on time deliveries together with NCG SpecialistFollow up on the construction process through regular site visits & secure that the right materials and solutions are usedEnsure compliance with project documentation, time schedule and quality demandsSecure that relevant information is conveyed to other departments in time and in a structured wayReach out to other departments on a regular basis, give/request feedback in order to identify improvement areasSecure a good communication between contractors, construction department and stores

Qualifications

 

Who You Are:

5 years minimum experience working in the Retail / Restaurant / Luxury Construction sector in Los Angeles, CA or 10 years’ experience in the Construction industry in California.Project Management certifications highly desiredExperience managing external suppliers and follow-up on contractual obligationsGood understanding of the field of construction and the ability to identify risks and opportunities in a retail environmentExperience working in a role with several stakeholdersComfortable managing several stakeholders and various projects and tasks simultaneouslyAbility to prioritize, especially in circumstances where you are put under pressure and with tight deadlinesStrong communication skills and high sense of urgency, understanding business needs and requirementsInclusive, positive, open to feedback, willing to multitask and learn on the job

Additional Accountabilities:

Manages and reports on the budget for individual store project budgets with investments exceeding $10 Million USD as well as existing FM10/SP10 store projects on an as needed basisSolicits and manages Vendor proposals and invoicingBudgets costs of work for potential new projectsRequired domestic travel up to 50% of time

Compensation: salary range is $97,351-$126,370 annually**
