About the Team Our Real Estate team takes on the task of finding and managing over 1,600 stores, DCs, and offices. Their scope is pretty big, as we are a multi-national retailer with over 1,600 leased stores, offices, and distribution centers in the US, Canada, Puerto Rico, and Hong Kong. The team also supports new store growth through market analysis and research with the industry’s best data resources and analytical tools. In addition to supporting the stores, we work directly with the Real Estate Legal, Facilities, New Store Construction, and Finance teams. About the Location Fully Remote Position: This position is considered to be Fully Remote and work is done from another location outside of Phoenix Home Office (within the United States). Associates that are considered to be Fully Remote do not have a work space at Phoenix Home Office and can expect to be asked to travel to Phoenix Home Office several times a year [or more], based on business needs and in partnership with leadership. Associates that are considered to be Fully Remote will acknowledge the “Remote Work Agreement” upon hire. About the Job SUMMARY This job is responsible for providing overall management of new store construction and remodel projects, including coordination with store operations, new store development, architects, city officials, developers, landlords, and contractors to ensure stores are built according to plans and specifications and are delivered to the Operations Group complete and on time. ESSENTIAL DUTIES AND RESPONSIBILITIES Manages the development and construction for assigned new stores and remodels, including the architect of record for plan preparations, and coordinating with the Landlord’s representatives as required for all matters related to approvals and delivery of possession. Responsible for planning project work, including developing scope documents, bidding projects, creating a bid summary, contract administration, attending pre-design meetings, scheduling, holding pre-construction meetings, creating project schedules, creating phasing plans for remodels, and managing construction budgets and the change order process. Manages the construction bidding, negotiations, coordination of plans and specifications with the architect, general contractor, and outside consultants. Coordinates with internal departments, architects, city officials, developers, landlord, and contractors to ensure the building meets company specifications and code requirements. Acts as the PetSmart representative for assigned new store and remodel projects by conducting site inspections to report on and manage deficient or non-compliant work and direct corrective measures. Reviews progress, determines potential problems or time delays and make recommendations to keep projects on track and within budget. Manages quality control of construction projects, performs punch list with architect, developer, and general contractor, and resolves all punch list issues. Manages inspections for Certificate of Occupancy to open and other permitting, as required. Provides evaluations and cost estimates for each request to assist the Real Estate team in providing analysis for approvals. Manages multiple construction projects at one time with a multitude of varying timelines with several projects on different critical paths, project scopes, and construction budgets. EDUCATION AND EXPERIENCE A bachelor’s degree and 5-10 years related experience and/or training or equivalent combination of education and experience. Must have experience in multi-project responsibility. Must have experience with construction management in retail environments. Must be able to read and interpret construction documents. Must be able to travel for site inspections (up to 40%-50% travel). Retail remodel program experience is preferred.
