Position: Consolidated Compliance Specialist

FLSA Status: Non-Exempt

Reports to: Regional Manager 

 

General Purpose

The Consolidate Compliance Support is fully accountable for all LIHTC compliance from MI to ongoing certification. 

Essential Duties and Responsibilities

Ensure that resident files are maintained in accordance with the property regulatory agreement, restrictive         covenants, and Housing Authority as applicable. Represent the company in a professional manner. Onsite team will alert Consolidate Compliance Support once household is preapproved, by sending a copy of the welcome letter.  Consolidated Compliance Support will then work directly with applicants in obtaining required information and processing.  New MI certifications will be processed and sent for approval through the Compliance Review platform.  Once approved, the lease will be generated, links for both lease and required LIHTC forms will be sent for signature to both applicant and Community Manager.   Documents to be uploaded into Yardi and Compliance Review platform, with a full approval sent to onsite teams.  Perform all Annual recertifications, including maintaining accurate tracking and reporting.   Links for recertification request will be sent 120, 90, 60, and 30 days.  Processing of certification and generation of lease contracts.   Documents sent for approval through Compliance review platforms.  Cert documentation and lease sent to resident(s) and Community Manager.  Documents are then uploaded into Yardi and Compliance Review platform, with full approval sent to onsite teams.  Interim household requests, i.e., roommate changes, onsite team will run applicable background for addition, once preapproved, link will be sent to complete required compliance related documents.   Once confirmed, roommate change form will be created and all documents sent to applicable parties.   Assist the properties with obtaining applicable portion letters for Housing Choice voucher recipients. Monitoring annual changes in Low Income Housing Tax Credit program changes (i.e., FMR schedule, UA changes, and any other applicable changes within the program requirements) Maintaining State and Local reporting databases, including monitoring reports monthly to ensure compliance.  Learn and ensure compliance with all company, local, state, and federal safety rules. Attendance is imperative and this position will be required to maintain regular onsite office hours. 

 

Other Duties and Responsibilities

Achieve Fair Housing certification prior to interaction with prospects or residents. Knowledge of OSHA laws and regulations. Participate in training to comply with new or existing laws. Promptly report any unusual or extraordinary circumstances regarding prospects or residents to the Community Manager Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications. Participate in training to comply with new or existing laws under the Low-Income Housing Tax Credit program. Be able to work evenings and weekends. Team Members must fulfill the performance standards of this position and comply with policies, rules, and procedures of the company, including those set out in the Team Member Handbook or otherwise communicated (verbally or writing) to team members. Be available and able to help other properties or departments when needed. Have reliable transportation that allows for attendance during inclement weather, going to other properties or the corporate office, or running business-related errands when needed. Other duties as assigned. Successfully pass a credit check. 

 

Job Qualifications

 Knowledge:  

Thorough understanding and application of Fair Housing principles. Experience of Low-Income Housing Tax Credit Program and knowledge of Section 8 and Housing Authority requirements.  Knowledge of electronic file processing platforms 

 Skills: 

Demonstrate ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate course of action. Effectively convey ideas, images, and goals to a diverse group of personalities. Competence in personal computer skills, Yardi, Onsite, Rent Café, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook. 

 Ability: 

§  Maintain a positive attitude, professional appearance, and courteous disposition always. Technical proficiency to learn new computer software applications.  

 

Experience & Education:

Minimum two years on-site Property Manager or Assistant Property Manager experience or Regulated LIHTC compliance experienceHigh school diploma or equivalent requiredCollege degree preferred.Housing Credit Certified Professional or other LIHTC industry accreditation
