Job Description

Your Team

The Community Manager is responsible for managing the Residential and Commercial HOA’s in our NC/SC communities as well as managing our internal Architectural Review/Control process. This includes compliance with the approved governing documents of the community as well as local and state laws and regulations.  These responsibilities include direct interaction with the Operations team, Marketing teams, IT, community residents/committees and HOA management companies.  This role seeks to improve the overall operation of the HOA and identifies new opportunities for efficiency and resident satisfaction.

Your Key Deliverables

•    Manage both Residential and Commercial HOA’s for respective communities
•    Internally oversee HOA management companies to ensure best in class service that serves both residents and developer needs.
•    Develop and maintain association governing documents through developer attorney; maintain all association records in accordance with the governing documents.
•    Act as liaison between developer and HOA management company and respective Boards
•    Hold leadership board seats on HOA boards that either represent the homeowners or the developer interests respectively
•    Oversee/Support monthly financial reporting and reconciliation
•    Oversee/Support and monitor collection efforts in adherence with Collections Policies
•    Oversee/Support Lifestyle Programming to ensure events are keeping with Brookfield brand and supporting resident satisfaction and Developer sales efforts
•    Provide support for overall site maintenance and coordination with vendors as needed
•    Provide input and support annual association budget creation and approval
•    Review and recommend updates to reserve studies, funding, etc.  
•    Coordinate common area turnover and transition of amenity and service areas for perpetual maintenance

•   Identify new opportunities for efficiency and seek to improve the overall operation of the HOA and MID

•    Manage internal Architectural Review/Control process coordinating with builders and commercial users per community guidelines
•    Ensure adequate insurance coverage exists for all HOA’s 
•    Ensure proper staffing of HOA to appropriately handle needs of residents/Association.
•    Provide strategic input to amenity development
•    Coordinate all estoppel requests
•    Maintain and update Design Guidelines 
•    Assist and guide association through developer build out, transition to resident-controlled Board, and close-out activities associated with developer exit
•    Ensure prompt communication with the entire community through the appropriate management companies/consultants
•    Communication and coordination with the Operations and Marketing teams, as well as builder and developer partners.
•    Maintain documentation of meeting minutes and resolutions in accordance with governing documents
•    Manage the Architectural Review and Control Process
•    Coordinate with builders and commercial users on home/lot submittals
•    Review builder plans for compliance with community guidelines•    
•    Coordination with management companies
•    Strengthen relationships with contracted vendors and management company’s resident liaison for HOA on behalf of developer
•    Strong relationship and coordination with operations, marketing, and IT teams to accomplish goals of quality community management and internal systems/reporting.

Must Haves

•    Bachelor’s degree or equivalent on the job experience
•    Extensive knowledge of local and state laws governing HOA operations
•    Strong leadership and effective communications skills
•    Strong organizational and time management skills
•    Able to work both indoors and outdoors
•    Workdays not limited to 8 hours
•    Able to respond to afterhours meetings
•    Must be available to travel
