Community Assistants play a pivotal role in creating community among residents by providing community development and support. The Community Assistant is expected to offer a living environment that will be an integral part of the educational experience for our residents. The experiences you have in this position will help shape you as you move forward through your education, career and beyond. This is a part-time position, working mainly in the evenings and on weekends.
Essential Duties & Responsibilities:
Community Development
Establish a rapport that makes residents feel comfortable in approaching the CA with concerns and ideas. Make sure tenants understand the role and function of the CA and other property staff. Assist residents in transition to the community. Mediate conflict and disagreement with residents. Develop trust and relationships with residents while maintaining privacy. Educate residents on their rights and responsibilities within the community. Initiate and implement regular social/recreational and educational/cultural programs or activities for residents according to the property programming model. Refer students with health, counseling, academic, or personal concerns to college resources. Assist others with the development and implementation of programs. Programs may be staff initiated or resident initiated. Keep residents well informed of community and campus activities.Community Policies
Provide general supervision of resident conduct in the community and proactively educate residents about community standards. Promote an environment conducive to effective living for all. Be available to residents and staff for designated on-call hours. If necessary, respond to behavioral issues, and assist residents with emergency situations. Communicate policies and provide explanations to residents in order to gain student understanding. Confront residents who are violating community policies and regulations; appropriately explain and enforce them when confronting residents and visitors. Document incidents as required. Submit a report to Property Manager within 24 hours of all incidents and situations, which threaten the health and safety of residents and/or violate community policies and regulations. Maintain privacy about resident and building concernsAdministrative Tasks
Assist with check-ins on Move-In Day Report and follow-up on maintenance concerns. Complete weekly reports, incident reports, and communication logs as needed/required. Work front desk as scheduled. Other duties, as assigned, to ensure the office operates effectively and efficiently. Assist with market surveys, as needed Collect deposit and/or fees associated with move-in Accurately prepare and have a thorough knowledge of all lease-related paperwork Maintain accurate prospect traffic and leasing data, and assist with other computer data entry as necessary Inspect units on a quarterly basis as well as prior to move-in Audit all lease and renewal files for key controls and bonus submission to the Property Manager Perform other tasks and duties, as assigned by Property ManagerMarketing Apartments:
Assist prospective residents with completion of online application Respond to internet leads, answer prospect calls and conduct property tours following the guidelines outlined in the training materials Contribute to optimizing occupancy while maximizing leased rent Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed budgeted occupancy percentages Maintain thorough product knowledge of the property and competitionQualifications, Skills & Abilities:
High school diploma or equivalent required. A desire to help others and impact your community. A strong customer focused mindset. Ability to effectively solve problems and communicate information clearly and accurately. Experience using Microsoft Office and Social Media Platforms. Strong communication skills with a desire to help prospective residents find their next home. High energy with a desire to work in a fast-paced environment. Availability to work evenings and weekends as required.
Requirements: A Police Criminal Record Check will be required as part of the pre-employment process.
Working Environment:
Physical Effort: Long periods of sitting. Lifting up to 14 kg.

Sensory Attention: Extended periods of exposure to light from computer screen.
Mental Stress: Time sensitive responsibilities, requiring prioritization and time management. Interaction with internal and external stakeholders responding to issues and solving problems.
Time Requirement:
Full time, typically 35-44 hours per week; Monday – Friday with weekends as required. After hours emergency response duties, when scheduled. Keep mobile phone charged, and audible, ready to respond to after hours calls if needed. Make return confirmation phone call to residents within 3 minutes. When required, arrival to property within 15-20 minutes.
