JOB OVERVIEW

The Business Controller analyzes and monitors the business performance for one or more front line districts within the country.  Supports the business by supplying timely, accurate information to leaders to help support execution of business actions, monitors key metrics and proactively identifies solutions to improve business performance. Regularly reviews and ensures that activities are performed in accordance with the KONE Financial Control Model (FCM) and provides necessary analysis to ensure financial impacts are measured and reported following the KONE accounting standards and instructions. Leads a group of finance professionals to achieve the company’s goals and execute projects that add value to the business processes. Also, provides meaningful information and business partnering as part of the Mexico Leadership Team to the directors and relevant stakeholders.

JOB DUTIES:

Analyze and report on the financial performance:

Ensure that key reporting principles, internal controls, and correct costing parameters as defined by IAS, GAAP, KARI, KAS and FCM have been implemented and followed

Ensure the correctness of managerial reporting including volume reporting (OR and sales), financial reporting (RE50 and R80), performance KPI’s (P2P pre vs. post calc., hours/floor), contract profitability

Assure the correctness of managerial information (including order book, WIP, stock, provisions, accruals, etc.)

Monitor, track and verify project sales, costs and CMII in the Order Book

Analyze and understand the weekly/monthly actual performance of the business, as well as the deviations compared to planned (BUD / FCS) performance

Drive KPIs across the three business lines: NBS, MOD and Service

Review fixed costs and manageable fixed costs, both absolute spend and as % sales

Generate accurate monthly closeout reports and projections for profits and losses through facilitation of the plan management (PM) meetings.  Monitor, track, verify and update project costs and close projects within the guidelines of Close Out Policy

Coordinate, develop and manage financial accounting within the region to fulfill internal and external requirements consistent with company policy

Produce accurate financial reports and analysis according to agreed time schedule.

Support the planning and forecasting processes

Provide financial parameters for the planning and forecasting processes to support the sales and cost planning by the business (e.g., inflation rate, foreign exchange rates, increases in wages and salaries, costs for corporate materials, milestone lead times)

Validate and analyze the outcome to report how the business will perform each month

Ensure that plans and forecasts are consolidated and reported in a timely manner and that deadlines are respected.

Support the development, implementation and attainment of an annual business plan, operating budget and orders budget utilizing KONE business processes.

Business partnering with strong outside-in mindset:

Provide analysis of key dependencies between the key operational processes, relationships, and metrics.

Promote and ensure adequate finance understanding in the business organization as a member of the business controlling team

Provide actionable insights, key findings, and conclusions to business, not just numbers

Assist in evaluating industry, economic, financial, and market trends to forecast the organization’s short, medium, and long-term financial and competitive position

Provide general analysis that supports Business Lines, e.g., analyzing the opportunity funnel, and producing scenario analyses for versatile purposes (e.g., market demand vs. pricing in different scenarios).

Partner with management team to provide forward looking business metrics and challenging the status quo. Define and implement changes.

Implementation, monitoring and support of best business practices for billing and collection activities according to policies and procedures

Coordination, development and management of cash flow (manageable working capital) and credit/collections activity within the region

Maintain strong connections with other stakeholders and other Finance colleagues within KONE to share best practices and to understand current and future trends

Leading and coaching a group of finance professionals to develop projects along with the key business stakeholders to make processes more efficient, lean and cost efficient.

The ideal candidate will possess a strong understanding of business logic and the interdependencies between key operational processes, relationships, and metrics. They demonstrate excellent accounting, analytical, and organizational skills, with the ability to manage multiple projects under tight deadlines. Their collaborative approach allows them to work effectively with all levels of leadership, employees, and external partners. This candidate excels in written and verbal communication, responding to complex inquiries and complaints, and presenting information to diverse audiences. They have a proven track record in budgeting, forecasting, and developing business models, while also demonstrating proficiency in Excel, databases, and familiarity with SAP, Hyperion, or similar tools. Strong computational and algebraic skills complement their ability to calculate discounts, interest, and other financial figures. Additionally, they are capable leaders, able to guide teams effectively while maintaining high standards of performance.

HIRING REQUIREMENTS:

7+ years progressively more responsible experience in finance.

3+ year in business controlling experience.

Master's in Finance or MBA (plus).

Bachelor’s degree in finance or relevant field.

Language proficiency in ​English and Spanish, required. Visa Requirement: Applicants must already hold a valid visa that permits work in United States
