Position Summary The Building Services Facility ( BSF ) Building Supervisor is a supervisor over a building complex of the Housing & Dining Facilities organization through first-level oversight. Under the general supervision of the Building Services & Operations Manager this position is responsible for all supervisory duties of the Building Services team for a team of up to fifteen FTE and student or non-student hourly staff in a University Housing Residence Hall complex, Dining Hall or Services Building and has total ownership of the day-to-day operation of the assigned buildings. The BSF Building Supervisor directly supervises an Assistant Building Supervisor, ES General Labor I or II, and Building Services Technicians I and II as well as student employees. Direct supervisory duties include accountability for the use of equipment, space, and resources, and the completion of performance planning. This position is accountable for actions and decisions impacting pay, status, and tenure of employees. This position may be required to issue corrective actions and address grievances and other disciplinary actions. This position is responsible for providing a safe, clean living and learning environment for students, staff, and University guests by responding to daily cleaning and maintenance of housing facilities with focus of sustainability and provides quality customer services to our residents and staff to include but not limited to, building services, mechanical maintenance, trades, lock shop, moveable assets, and administration, and requires a high level of collaboration with these various areas of HDS -Facilities. The BSF Building Supervisor works independently and using good judgment and critical thinking skills will support the current budget, explore new guidelines, market trends and procedures. This position is additionally responsible for recommending budget and staffing patterns; the responsible use of fiscal resources; developing training and safety programs; and maintenance, purchasing, and distribution of tools, parts and equipment. Responsibilities also include maintaining supplies and equipment in balance with customer needs and cleaning procedures. This position has oversight over total building operation, both interior and exterior. The Building Supervisor serves as the building proctor and leads to ensure all building needs are being addressed by collaborating with various campus and HDS -Facilities departments In addition, this position coordinates environmental service activities with Desk Services, University Housing staff, Conference & Event Services, Grounds, as well as students. Required Job Qualifications + Three (3) years of full-time experience providing custodial services for a commercial cleaning employer, + of which must have included one (1) year of supervisory/work lead experience guiding a team in the execution of job tasks Preferred Job Qualifications + Experience building and maintaining a positive work culture within a custodial team or similar environment demonstrating leadership and interpersonal skills. + Delegation skills in a high-volume environment with the ability to prioritize ensuring the execution of tasks with experience adjusting to changing work demands, priorities, and deadlines. + Experience in providing a high level of customer service to both external and internal customers. + Field experience in one of the following: Within a school district, commercial campus, residential multi-unit apartment complex, healthcare facility, assisted living facility, hotel or other similar environments + Responsible for determining the best use of resources, both human and fiscal, to complete work in a timely manner + Experience with computer software and various mobile devices to manage work orders and communicate with team + Experience with collaborating and sharing information with a variety of stakeholders + Understanding, use and knowledge of safe work practices. + Proficient verbal and written communication skills + The ability to be team-focused and reliable. Cleaning and/or disinfecting is performed for showers, toilets, walls, sinks, drains, vents, trash receptacles, ceilings, floors, mirrors, vanities, windows, appliances, furnishings, and all handhold surfaces. + Clean hall and room carpet in residential living, learning, and dining environments by vacuuming and shampooing. + Clean hard surface floors by sweeping, mopping, buffing, stripping, and refinishing. Remove gum. + Cleans around outside of the building by picking up trash, sweeping, removing gum, washing sidewalks, and snow/ice removal. May provide building opening and lock-up procedures. + Dispose of trash/recyclables from intimal/external receptacles. + Provides clean-up for blood-borne pathogen situations not handled by EHS . + Provides seasonal “Hotel/Motel” summer conference services prepping residence hall rooms for guests Including set-ups, linens, making beds, removing trash, and providing maid service.
